In Florida, planning to purchase a uncleared land of 5 acres... there are developments near by, this is suburbs...we live near by..
The current location is A5 where the land has to be a minimum of 5 acres...
All along the few roads nearby some lands are developed, some have animals, some have a huge homestead, with electricity, water and may be septic...
So what to check, how to check, if the land is high and dry without any big water ponds in the 5 acres...
Is it buildable, some sites do need a muck removed and filled...
What type of trades can help review the land and provide a good map of the land with pros and cons...
Whom to contact for land inspection...
Looking for a large tract of land for hobby farm and a homestead in the future...
Etc...

Start with a percolation test to see if it's okay to build on.

In addition to an inspector, I'd probably speak with an experienced general contractor in your area who has built dozens (or hundreds) of houses over their 25+ years in the business. In other words, no rookies on your team.LiveSimple wrote: ↑Tue Oct 01, 2024 9:41 amThanks will at these...retired@50 wrote: ↑Tue Oct 01, 2024 9:30 am Start with a percolation test to see if it's okay to build on.

You would typically be hiring a civil engineering and surveying firm, not a property inspector, to determine whether a property is buildable and what issues it may have in terms of drainage, flooding, availability of water/septic, environmental remediation, wetlands, etc.

I'd be leery of buying in such a place. If there are already suburbs nearby, and this is Florida, it is only a matter of time before you are surrounded by gaudy McMansions that pave over 90% of the lot and change the runoff characteristics. You might find water from uphill (yeah in Florida that is a very strange term to use) running into your property because it can't soak in where it lands. Something to consider.
