Retirement Housing Plan - Anyone try this?

Passing the retirement milestone with no intention of doing any PT employment. We have a nice house (not paid off but have about 400K in equity tied up in the place in a growth area) but too much square footage and unsure of plans past the next 3 years or so because of the rate of progression of Parkinsons of a family member is hard to predict. We want to travel while we can but have no intention of a bid move out of town when our wanderlust subsides.

Has anyone simply rented their house out for a couple years and gone ahead with travel plans that included short term rentals in various places, RV travel, visiting family all over this United States? Assume for the moment that rent covers the mortgage. Interested in hearing about peoples experiences good and bad. Thanks in advance.
