Has anyone here done a refinance with Owning? https://owning.com/index-refi.html#amounts
They are a relatively new real estate company based in SoCal that also does mortgages, immediate purchases, and rebates for buyers.
The refinance rates seem too good to be true with no closing costs, so I’m curious if they are legitimate and whether people have had experiences (good or bad)

Bump. 100% LTV seems too good to be true! I just did a HELOC up to 90% LTV but the rate was 6%.

We're close to closing on a 3.125% 30-year refinance with Owning.com. Bumping this old thread to get any last minute input from the group.
Did they keep their word no-cost, no surprises?
All go smoothly with their notary?

Per the reports from the Refi Mega Thread and forums elsewhere, they are a great company to work with and very competitive if you fit their mold. If you have under a $300k balance, they won't be "no fee" and may not have the best rate, but they will still be competitive.

Posting for future forum searchers -- experience was good. They drop the rate to 2.99% no-cost to match a competing offer the day before signing.
Application to signing was just over 2 weeks, mostly due to me making a change. Closed quickly after that. Loan officer was great, very responsive.
10/10 would use again.

Closed in late June 2020. No tricks, closed as promised in original loan estimate. 2.375 on a 15, around $350k, no cost.
Core Four w/ nominal bonds & TIPS. Refi Rampage: Purchase: 3.875% 30 -> R1 3% 20 -> R2 2.375% 15 -> R3 1.99% 15

Same here - no issues, closed on $600k 2.75% about 8 weeks ago. Painless process would use again

I just got my refi funded with them this week. For recent closers, did they transfer your servicing right away or have you made payments direct to Owning?

Yes, me. I refinanced before, but this was easier. Good experience! They sold my loan to US Bank.

I was worried as well after reading the reviews but no issues so far. One regular payment and one principle payment made with no issues. First automated payment coming out next month.

Mine went to PNC bank. It’s ok but not great. I really liked Mr Cooper when I had it. I hated UWM.

Why did you hate UWM? I have them right now and no complaints. Easy web interface. Easy to schedule or change extra payments.
