Go to Zillow.com, draw a circle around a state, and search for homes <$50,000.

You probably want to uncheck mobile homes also:) You will also find that a good chunk of those homes require some serious work.

Just saw a news story about Trona, California -- one of two towns impacted by the recent earthquakes. Said you could buy a house there for $15K... and that was BEFORE the earthquake!

In Oregon, Portland, the Coast and the Willamette Valley are pricey, but the rural counties in the eastern part of the state have lower prices. And fewer amenities, of course, but plenty of natural beauty. Check Burns, for one.

One problem with your $50K figure is that at that price your are getting way below what it would cost to prepare the lot and construct a basic building so you are going to find lots of houses with major problems.

If you bump the price up to $100K(including the lot) then you are getting into a more realistic price range where you can find passable small houses without major issues.

Yes. You probably can find/buy a mobile/manufactured home in decent shape, while others need work. You may also be able to find a regular house, but it typically will need a lot of work and, more than likely, will be in a smaller town. My husband and I were just discussing this weekend how expensive housing is everywhere.

Haven't looked up anything but you might try Alaska, especially if you are willing to live in a dry cabin. State economy is apparently still down (see NY Times article posted I believe yesterday about very drastic budget cuts that will probably drive more people out). I had considerable trouble selling my condo in Fairbanks when I retired 3 years ago ( I was going to retire then regardless). Bought at 80K in 1999 --- finally sold at 66K.

Not that long ago, I think there were a few small houses around/in Huntington WV for not much more than that. Perhaps needing a bit of work to be ready for move-in.

Last time I checked, West Virginia, although west of Virginia, was not west of Kansas.

To OP's question: I expect that under 50K houses can be found in almost every state. Many will be trailers, possibly on a leased site, and some will be in unlivable or nearly unlivable condition. At that price point you are looking at the very bottom of the barrel.

Coal Mine closures in Gillette, WY this week will disrupt their 'expensive' housing.

Look to rural towns 1+ hrs to civilization. (most western states have struggling rural towns)

What is your desired climate and access to services?

'livable' / 'move-in-ready' will be tough under $50k

'Fixers' can be had for $15k.

Personally, I would find the best view / special interest property WITH a trashed home (or mobile home) +existing services (Power, water, septic, driveway, landscaping...)
then demolish it and build a Barndominium. ~$30k
Add RV hookups for your visiting friends. (or a tenant).

Consider a low / no tax state.
Look at Healthcare services

I did an exhaustive 'relocation' spreadsheet and my favorite 'cheap' places dropped out fast (Usually due to real estate liquidity / tough to recapture expenses if you MUST move. Also transportation and lodging expenses for a LT medical event (i.e. Cancer treatments)),

Here is a very nice Mobile Home in Las Vegas for $30K with a lot rent of $722. There are lots of them for about this price all over the US in various towns.

There was a great piece on Mobile Homes - John Oliver show - really bad stuff - terrible investment - especially if paying only for the home and renting the land. I was disappointing in Buffett - he made lots of money in companies that sell mobile homes to poor folks with the dream of home ownership (at least per the John Oliver/HBO findings.) Disappointing - but I guess that is where money comes from.

Takeaway from what I remember -
- many investors are buying up mobile home lots - and charging more rents
- Mobile homes are not very mobile - the deteriorate - and are costly to move provided they hold together.

While I don't know about west of Kansas but $50k decent stick built homes, not mobile homes, are very easy to find in small and mid sized midwest cities. Smaller homes, 2-3 bedroom can be easily within that price range.
