Selling home to S Corp

I was talking to a friend who recently converted his personal residence into a rental property. I mentioned some of the downsides of doing that. Any thoughts on the approach shown here?

The IRS is usually happy when people put real estate into an S corporation.

If you want to make the IRS even happier, you can put real estate into a C corporation.
