Refi in Dallas - Are these fees/rates reasonable?

Current Market Rate: 4.375% (30 year fixed)

Administration Fee: $995
Appraisal Fee: $500
Credit Report: $28
Document Preparation Fee: $200
Tax Service Fee: $88
Flood Certification: $6.50

"Services the Borrower Can Shop For":

Title - Courier Fee: $75
Title - Endorsements: $250
Title - Guarantee Fee: $6
Title - Lenders Title Insurance: $2000
Title - Settlement Fee: $350
Title - Tax Certificate: $65

Recording Fee: $150




It's my sister who's thing of doing a cash-out refi, and this is a sample of what one mortgage broker offered. I told her to go see a credit union but she a works with someone who "knows a guy." Just wanna make sure she's not getting a bad deal.

looks ok. That admin fee sticks out... Looks like origination by another name.

Someone said they're not doing good faith estimates anymore but there's something else now.


rate looks current as well.

I got a GFE in a refi about 3 mos ago.
