Company shows only 30-50% of the time to build screened porch

We have actually never done any extensive work on our house until now...so I don't know if this is par for the course. We contracted with a company to build a screened porch in January. They had an issue with the county and getting the building plan permit approved...so they began construction about 6 weeks ago. At least half the time, if not more, the guys don't show up when they say they are going to. We have been in frequent contact with the vice president of the company who promised the work crew will be out every day this week....meantime they haven't yet showed up this Tuesday morning and didn't come out yesterday. They have come out about 6 times and have cancelled or no-showed about 12. The VP said we would be in our porch at the end of this week...and I could see this dragging out another 2-3 months at the rate they're going. Is there any recourse or is this just to be expected. They have an APlus rating with the better business bureau.

I would start by letting the VP know that if things don't change immediately and drastically, I will be contacting the Better Business Bureau and filing a complaint.

Have you paid them anything? What does the contract say?

We have already paid $16,000 with $8,000 more due at the completion of the project (we live in a very HCOL area...so prices.are inflated for getting work done) The contract says something to the effect of they will try to complete the project to adhere to the time table given...but can't be held liable if they don't.

In general with construction it is very normal for these companies to be juggling multiple jobs at one time, especially in this hot construction and housing market. While they wait for materials on one they are building on another and so forth. Every contractor is different in whether or not they come out on time and on schedule. We had a bathroom remodel done by a very reliable contractor who we very much trust and even then there were a few of the days when they said they would come out that they couldn't make it out or made it out late. It was always because of another job that was going on. They got the job done mostly on time in the end.

You may have to push them hard to keep on your job, especially if you want it done in a timely manner.

They're probably very busy as are almost all contractors right now. The labor market is very tight, and construction spending is exploding.

Unless you are very patient and really don't care when the work gets done, you need to start complaining now. You can do it as nicely or as un-nicely as you like, but unless you complain, they will assume that they can drag things out for a long time. Remember that they are working for you. They have to keep you happy. Let them know that you will file a BBB complaint if they don't keep you happy.

The economy is booming right now, and contractors are booked solid. They have more work than they can handle, and they are trying to make hay while the sun shines.

Re: juggling numerous jobs, part of that problem is that there a fewer skilled laborers available to actually do the jobs. Contractors are scrambling trying to find skilled and reliable tradespeople.

Your state contractors board is a more potent agency to use than the BBB if escalation is needed. They regulate the licensing of contractors and administer fines. If you end up needing to file a complaint, they will investigate. The BBB can only publish a bad review and perhaps adjust their score for the company.

You might want to check this company out with the state contractors board to see if they have a record of complaints. This information is usually available online.

This is the root of all problems. That, and paying 2/3 up front. Holding back funds, and having a specific completion timetable (withe allowances for agreed upon weather issues) in a contract are essential to get a job done anywhere near on time.

We were going to have some work done, and the contractor became unresponsive before anything was signed, so we moved on. Neighbor is having this contractor build an entire house for them, and listening to his complaining about lack of timeliness is simply priceless, since we aren't experiencing it. Of course we also don't have a replacement contractor...

Just to clarify...we paid 1/3 before work began and then 1/3 when work was in progress.

Also, I just checked with the state contracting licensing board and they haven't had a complaint since 2014.
