Building a semi-custom home

We are in the market and came across a community where a very reputable builder is offering a semi-custom build. They basically have 6 base model homes, with 3-4 additional offering in each home that one chooses. Once that is chosen, the buyer can then add internal changes as well as offered structural changes i.e. additional bedroom, butler pantry, etc to further customize. The buyer puts x amount of money down now depending on total price and, once the home is ready in a few months, one can mortgage the leftover amount.

Has anyone gone through this process? Any ideas on what to look for or avoid in such a situation? What are some additions/upgrades you wish you had in your house if you were building?

We are going through this process right now with a home to be finished in Sept. So far it's been a fun process. Are sure you do all of your speaker and Ethernet pre-wiring in advance. Most other things can be changed easily later.
