I decided to try to model this in a slightly different way. I entered just the delta between the income and expense as one time events ... two of them as "negative income" and 2 of them as "expenses". That seems to be making reasonable changes in the results. Is there anything I ...

Thanks for the clarifications.... The biggest issue is the taxes .... I included the estimated taxes in my expenses, so that is being double - booked.
