Looking in my trash I threw out 9 incandescent bulbs and swapped for lED. The rest were CFL bulbs. For me to spend about $50 if I can recoup my initial outlay in a year and be a better human, I'm ok with it

Anyone notice a significant savings going from incandescent or CFL to LED? For about $50 in bulbs I switched all the bulbs in my house to LED. I did it to save $ and help the environment. Just wondering if anyone actually noticed a real savings month to month...

That's more money than most could imagine spending. I'd buy some rental property with big downpayment, hire a good management company to give you residual income. I own multiple properties all with small mortgages of 150k and under. From a liability perspective am I better off knocking them all down to say 50k, rather than paying them all off?
BTW I have a large umbrella policy

As someone who owns a lawn service, trust me tipping goes a LONG way. If you have the same crew show up consistently hand them a few $ in cash once in awhile, they will remember

Yes, def want to bump savings up even more than the 300k I'm at now. Trying to get as much passive income as possible. If rentals were paid off I'd have 5k a month to live off right now, but more is def better.

25% typically in my dealings always gave the best rate, assuming the loan was for at least 150k. Personally I'd go 25% down, then use my extra cash to start making the extra payments on what it would take to accelerate the 30 yr loan down to a 15. I doubt you'd see rates that low on such a low amount. The lenders I've used in the past tack on a premium for loans under 150k, but then again I'm in a coastal city

I just sold one. I actually think the city is becoming international now and will continue to do well, but it's tough to cashflow unless you have a huge downpayment.
