To be honest given your lifestyle and the possibility of wanting to change jobs near-term I believe renting would be more ideal so you still have the flexibility. You are almost doubling your payments once you buy and you'll basically be locked-in which will give you less flexibility in finding jobs...

Steady decline for me as well in SoCal. Worst thing is the customer service has gone downhill too. The carrier lost my item during transit and they never notified me until I realized I never received anything 3 days later and when i contacted them they told me I had to contact them instead :confused...

If you guys want to be DIY tourists you can consider getting the Roma Pass which covers usage of public transportation and you get to pick a couple museums you want to visit and there are lots of free walking tours as well.
