If your approach is so easy and you can get consistent 20% returns, why can't active funds replicate it? I'd think they have plenty of smart people and yet they can't beat index funds consistently.

Yes, property taxes are very high here but rental market is very hot too and 700 per month won't get you much.
I lived in $600 per month apartment while single and it made sense (financially) but with a family it's much nicer in a house so it's a quality of life decision.

Not sure about 2010 RX, but 2016 RX 350 cargo capacity is nothing to write home about. We can fit much more stuff into our 2010 CRV than Lexus (due to Lexus's sloped roof and higher floor). How would one go about moving assets out of Vanguard into Schwab , for example? Would he/she need to sell VTSAX, pay capital gains and then buy Schwab Total Market or can one just keep move VTSAX to Schwab and pay the same expense ration and no fees just like at Vanguard?

It might be a bit on the expensive side. We had our cat's teeth cleaned about a year ago and paid $199 for cleaning and anesthesia (but no other services included).

Edit: This is in a major metro area, but not an affluent neighborhood.

We were there mid-September few years ago (for just few days) - the weather was fantastic! We did the Cinque Terre hike and it was even hot during the day. The water in the Ligurian sea was warm enough to go for a swim.
