If your friend needs to ask you this then he/she needs a realtor. I bought my current house going this route and representing myself, BUT I have a background in commercial real estate and my state has standardized forms so I was able to properly fill out my offer, understand exactly what I was offer...

I sold my house FSBO in 2014 and got it out there pretty well. There should be a couple facebook groups in your area with houses for sale, so look for those, they are often overrun with posts from realtors but are really open to anyone. Also add your home with a good description and photos to zillow...

Another question - is there such a thing as refinancing your mortgage too many times? Yes and no. Basically you reset the clock each time you do it, so you pay for 2 years then refi into another 30 so you just tacked 2 years on the end. Also, I really question the whole "no cost".
