I would use all the cash (minus the emergency fund) and pay down the mortgage.

Keep plowing into brokerage after maxing 401 and Roth and when it’s at mortgage balance pay the mortgage off. Then you’re pretty free.

I see that 3 percent average appreciation number thrown around. I believe it’s more like 1 percent unless you’re renovating as it ages. Something to think about. Location location location though...

Keep the cards. Pay down the balances so there is 1 percent use at any given time. In a month or two it should jump 10 to 30 points.

Worked out so far. Value is 40k less than I sold for a year ago (identical unit in same building sold for that in summer).

Happened to me once. Waited in normal TSA line told agent I lost ID and they asked for a Credit card or something else with my name. Had to do full pat down. Took about 15 minutes of extra time total.

Sam - good insights. The rent is variable but the property taxes have gone from 5000 to 7000 so far and the big bump is supposed to come this fall. Probably another 2000 a year.

Cash flow would break even if I rent it out. Lots of risk and I have no interest being a landlord

Michael -

You seem to have planned it pretty well. Bucktown near the 606 seems to have only gone up a few percentage points since 2016 while taxes have gone way way up and heading higher.

After a lot of research and trying different brands over the years. Travelpro seems to last the longest and is best value. You'll notice most flight crews use it too. (Maybe they get a good deal from travelpro?)

When I moved in I had my HVAC cleaned out and inspected. The guy who came out recommended I get my AC unit "coils serviced". How often and why do you bogleheads have AC Serviced and what does it entail, cost etc?

Count on appreciation as a bonus. Historically I've read 1 - 3 percent appreciation on average. Could be nothing or go down. PS assuming you have 6 months of living expenses saved and fill it up with furniture I would aggressively pay it down as fast as you can over the next two years to get out of PMI. Thanks for the advice. I hadn't considered renting first.

The 5x would just be in the brokerage account to bridge the gap until I draw on 401k. Social and pension would be gravy but not factoring in.
