"Protect the Principal" is something I have heard in investing. They say the same thing in real estate investing. But I am not sure how that works in real estate. After paying the mortgage and other expenses, whatever is leftover is profit. How does an investor protect the principal?

I have a question for any real estate investing bogleheads.
After you buy an investment property, one of the things that gets transferred over are the security deposits for the tenants which are put in accounts. Does the interest carry over from the previous owner or is it like starting fresh?
