The market is so hot right now that it does not matter that much who you use. I would go with a real estate agent that had a low commission. Any licensed real estate agent can get you on the MLS.

There has to be another beneficiary if the sister dies or it will go to the brother if he is still alive when the sister dies. I would encourage him to pick a favorite charity as a beneficiary once his sister dies.

As I get close to 60, I find that I need the gym membership more than ever. But I agree that I don't need a lot of the stuff that I've accumulated over the years. I think that needing less is normal as we get older.

I bought a Prius prime about two months ago. I emailed twelve dealers and four came back with an out the door price. One dealer was $1500 cheaper than the rest and the others could not beat his price or even match it. So I recommend emailing many dealers in your area.

I transferred a 403b to a TIRA at Vanguard this year and I didn't have any problems. I didn't do anything complicated ----- I just transferred the entire amount to one fund.
