I traveled to India in December, 2017. $1 was getting me 65 INR. INR devalued by over 7% in less than a year. Do I want to invest in INR?

I don't think so if I believe INR won't hold its value compared to USD.

DST are illiquid, very high fee loaded products with lots of uncertainty......If I were you, I would pay the taxes and pay off my debt.

We are both 58 years old, retired in 2017.
Depending on income from our 65/30/5 portfolio, NO Pension, NO Annuity.
will claim SS at 70 which will cover our fixed expenses.

Too many variables in DST's and TIC plus total lack of control over investment decisions. These are good products for their sponsors/managers but not for fractional investors. NNN properties can be good if you can perform due diligence prior to purchase, however the 45 day/180day limits are too stri...

We are now officially in a "Correction" in S&P 500. <10.1%>
and also in DJIA <10.3%>

Only NASD remains above the correction territory at <8.96%>

We retired in June, 2017 and am so glad we changed AA from 90/10 to 60/32/8.
Just watching the market drop.....glad to have 3 years' living expenses in cash.
Will rebalance by selling bonds and buying stocks when the rebalance bands are breached.

My portfolio went down <0.6%> today (AA=50/30/20) where as S&P500 went down <1.54%> ..... I don't feel bad.
If I look at how much my portfolio went down .....ooops I feel like throwing up.

So I only look at percentage change Up or down Vs the market. Helps me keep things in perspective.

Economic prospects of the city?
Quality and credit of the tenants?
Ease of renting if one tenant vacates?

OP: You are young with many years ahead of you. If you do decide to do a 1031 exchange, I suggest you hold it long term and continue to do 1031 exchange each time you sell and consider this investment as a legacy for your kids/grandkids because they can get it with a stepped up basis when you pass. ...

The house may have mold that is causing the odor. Mold can grow behind wall paper and humid locations.
Very difficult to eliminate mold.
I'd look for another house.
