We recently closed on a new build TH. March 01, 2018. We had to extend the expected closing because the seller had some issues in identifying the property's address. Title company and Lender wasn't going to close until owner properly identified the property. We almost didn't close and only did so by a few hours before the contract expired. It was very close. The seller would have done very well if the contract expired. I had a lawyer on retainer in case the contract expired because of the seller's ineptitude. The water, electric and gas meters are mis-assigned and we are going thru this hassle with the utilities.

It is well that you can give yourself some breathing room in closing and move-in.

You signed a contract and the PM told you how you could get satisfy your contract. Did you not expect to fulfill your end of the contract on day 1. Did you not expect the LL to fulfill his side of the contract?

Possible.
A relay and controlling transistor is probable on the Main Circuit Board.
I doubt that protective devices are used since they are mostly sacrificial (a cheaper dead component).

We are doing GLWB annuities (2008-2012 origination) and rentals as Sandtrap has suggested but in a HCOL area.
Very little remains of our Index/MFs; We have little exposure to the stock/bond Markets other than fixed mortgage rates.
What is remaining, are Discretionary stock/MF accounts of < 10% of retirement value.
IOW, we have avoided Reits, PF, Dividend stocks except for what is in the Discretionary.

Everyone must remember that BH is essentially a Vanguard/Index/MF site.
Vanguard makes money on selling and manages Indexes and MF of stocks and bonds. It does not purposely sell cash instruments or will they sell cash instruments which will make them a depository bank.
Eleven years ago, the investment environment is very different than today.
Bogle and other BHers who wrote books and articles did so years ago when the investing climate was different (climate change cycles) :annoyed .

if he should get an offer to transfer, he'd probably quit and go to work at place(s) in South Lake Union or Redmond. He has a very big network and standing offers.

If he takes the transfer, we'd be fine. We are PNWers and moving for a chance to urbanize.

We (68/71) have another perspective. We are currently, a sell and go to cash for another opportunity. #3 Scenario.

@CMD1; YMMV. We (son and ourselves) have bought 4 places with this REagent. Seattle is where our experience has been. Our son has been acquainted with this REagent for 5 years, 2 years before we engaged her. Our son has been in Seattle for 10 years. We are aware of DallasTX and but found something in Seattle where son is located and where we will relocate to from Oregon in a downsize and urbanizing move. We are aware of rents and cap rates and careful in our purchases. Your caution is well warranted. :beer

JMO. YMMV. From our Only's (32) experience: Single, homeowner, can't do Roth, 28% bracket. He is fully invested in his 401k and IRA with Vanguard Indexes. He has some Blackrock Midcap and Russell Indexes in taxables. He has stock options with his company that now exceed his 401k value. He has some individual stocks (FANG type) which have appreciated nicely and exceed VTI total yield growth. He said that he has 10 shares of AMZN that he acquired last fall @1000/sh. His taxable Individual stocks' value is approaching the value of his 401k value. I don't think he should sell his individual stocks. Sorry, I was under the impression that you have done conversions and rethinking the reason for doing more conversions.
The reason is kinda global in the general tax deferral philosophy.

No you are not missing anything.JMO
In addition, if you keep the converted funds in a low yielding Roth (BND), you may never recover the conversion tax. Today we may have relatively high Interest Rate Risk, so the BND values may go down

That is the question. I have in my holding a few individual stock winners in my personal account that I have not sold yet. These are about 50% of my total investment assets (not counting house). Knowing how you guys preach about "diversification", I wonder which course of action I should take with the full understanding of the risk/reward concept and the fact that I don't need the cash at this point. Note: these are solid and stable companies that I don't feel like they will go kaput, not in the 5 years span. 1. Do nothing, let them ride. 2. Sell them and buy index funds 3. I find that in retirement, I use the Discretionary IRA, Roth (mostly converted), and Taxable accounts differently.
I had thought that I would be most aggressive in the Roth, less so in the taxable, and most conservative in the IRA.
But in reality, its the opposite; Most aggressive in the IRA, less aggressive in the taxable, and conservative in the Roth. I went to cash in 2016 in both the taxable and Roth. Both were used in 2017 for our future, final home. The IRA has grown very nicely. :mrgreen:

No bonds for us.
We substituted purchased annuities that mimicks a Tier1 PERS pension. And used Roths and taxables for rental units. Very little of our retirement is now exposed to either the stock or bond markets. I maintain small trading Discretionary accts and is < 10% of assets.

the way that I envision our use of LTCi is too use it for part-time care initially (partial benefit) then full-time (maximum benefit) with the ultimate goal in using LTCi benefits to exhaustion. We will use other income sources to supplement LTCi for minor expenses and in final stages. Thus in your case, at maximum daily benefit, you will also have your retirement income (24k), SS (30k) and RMD (declining balance). IOW, your could have a theoretical daily benefit that is much higher than the LTCi provided AND/OR a much longer period of LTC.

That's what I have determined with our GLWB annuities.
I bought them as a way to buy a pension plan similar to a Tier1 PERS.
I keep looking for alternatives but have not been successful.
I knew then at purchase 2008, that there can be mispricing of annuities or rather the Market and Economy changed making the annuity contract very favorable. Our LTCi contract of 2002 appears to be very attractive in today's Economics.
Sometimes you win.

I too am looking for possible exits/alternatives in our GLWB VAs.
Yes, 1035 retains the basis. We just did a 1031 and awaiting a small unspent remainder.

OP may however get a stepup on the death benefit, if that option is chosen, which is what I was thinking about.

I am very surprised that the internal expenses in the VA are only 0.35%. That sounds like a rider expense, not the expense for the annuity itself which could run 1.25% by itself. Post the name and product if you want and it can be checked out. It is a Northwestern Mutual VA Account B for fee-based clients. I was under an advisory relationship paying a 1% AUM fee, which is how I qualified for that. I terminated the advisory relationship, and no longer pay the AUM fee, but they did not move my variable annuity to the non-advisory version, which would have a charge of 1.35%. Because the separate accounts are things like S&P 500/400/600, I'm able to compare my actual results to comparable index funds, and it actually works out that I'm get...

Math is correct. With incomplete information and assuming that your tax on annuity gains is now marginal tax rate, ~12%. Take the allowable 10% withdrawal of account value and reinvest into the vehicle of choice. IIRC, the withdrawal is partially appreciation and basis. You would essentially divide the withdrawal over many years and thus distribute the risks and taxation. Another alternative is use the annuity as a floor investment, income and have your other investments be more to your liking. YMMV Withdrawals are earnings first (fully taxed), and then basis. It would be a blend of basis if I fully annuitize, which I would not do at my age. My marginal rate is 24% since I am still working. I see no escape paths. I have just 2 thoughts: 1....

Contrary to some pundits, One should avoid at all costs, placing taxable monies into any type of annuity.
IMO, best practice, would put ONLY tax deferred monies into annuities.
There are "exceptions", which is why I was asking the questions.

FWIW, at our income level, current past/current/future markets and current taxation; We would be better off in NOT using 401k and IRAs'. Oh, Well.
Using IRAs & 401k came as advice from well respected sources.

Depends on that. We would need more information to make recommendations.

We still have 12 years to go on our son's student loans. We are currently 68/71. I would never pay off that loan, because stocks and other investments do earn more than the interest due on the student loan.

Off hand, your returns of $200,000 from the initial $100,000 purchase since approx 2006, really isn't too bad. A return of +200% over 12 years is a compounded 7-8%.

I have no idea where to go from here.

I assume, at the time 12 years ago 2006, you had excess funds, were in higher tax bracket, had maxed out 401k, tIRA, and saw no reason to pay down debt. ??

I went to cash in our taxables and Roths in late 2016. We found a condo flat in August 2017, Seattle area.
Those accounts was enough to put down a substantial down payment on the future retirement home, which is now being rented out.
Our biggest hurdle was meeting Conforming Loan standards, which practically demands an Income to support the loan.
We will refi or pay down the mortgage when we sell existing home.

Seattle area (we closed Mar2, buy) :
Our RE says no. Huge down payments and way above 20%. Still a lot of cash purchases. Very good Loan-to-Income ratio.

What BH often fail to recognize, is once a BHer is into LTC, your retirement plan, your 4% SWR plan is gone. The statistics for entering LTC are high and consequently the failure of your plan will be also be high. :oops:
Perhaps the direction question should be, "Can your retirement(s) survive LTC?" :annoyed

Indeed. That histogram exists, and it is not comforting at all. It's quite alarming. It's a perfect example of a situation in which an average is completely inappropriate can lead to bad decisions. Completely agree. A personal observation. My MIL has been in a nursing home (a pretty good one in my town) for nearly a decade. Yes, a decade . It is paid for through Medicaid and SSA. She has no assets. That histogram? You know what, that right hand tail happens. I don't know how anyone could possibly self insure for that, short of hitting Powerball. You can't self-insure for it, but you can't INSURE for it either. (Unless you happen to have bought one of those no-limit-on-duration-of-benefits policies.)
