Re: Mortgage Lender Advice (I may just be venting here...)

Agree - go with who you like, who will hustle for you, and find you the best rate.

Curious when you locked in your rate and what you got?

I just locked in a 30 year 3.75 on a jumbo loan.

Should I stick with this financial advisor for wife's business?

Hey all, I'm questioning a 401k provider/financial advisor to my wife's business. She is working to take over the business (dental) and this is a legacy provider. The advisor is a longtime provider to this business and we don't want to switch with him right away so we asked what his plan would be. I've been quite the Boglehead for the last 10 years so the high expense ratios have got me worried. We recently started a plan and the below is what he provided back. The expense ratios seem to range from .5 to 1.3%. We're moderate to aggressive and in our early 30s. I'll have to deep-dive into what other funds he provides in the plan and how much of a 'teacher' he is but from initial interactions he doesn't seem to be very favorable. Few question...

House buying and planning

Hey BG, My soon to be wife and I (Oct) will be looking to buy our first house late next year or beyond. We aren't in a rush but want to be prepared. We'll peruse open houses early next year to make sure we know what we want when we see it. What do most BG believe is the right loan type: 30 year, 15 year fixed or variables 5/1, 7/1? Should I start building a relationship at a credit union and which banks have you seen offer the best rates? Area: Bay Area Down payment: 250K or more as we continue to save, our goal is 350k by end of next year Mortgage: 800k this is the most we will take out Income: 375k Credit Scores: 795 and 820 Banking relationships at Chase and Wells Fargo Bay Area folks: are there recommended credit unions in the area you ...

Re: Term Insurance 30 y/o

@Brudude good points 1. Yes - it seems like high middle class in the Bay Area with many tech folks around 2. We're looking at San Carlos, San Mateo, Redwood City - currently at $800-1000/sqft. e.g. 1700 sqft for ~$1.4M. Down payment: 20%. We're thinking of spending around 1.3-1.6 and hope to see a little correction in the next few years (so we can get more house). This most likely won't be our final house but we'll make that decision after kid #2 and where we're at in X years. Goal is that this house becomes a rental at some point. 3. Spouse will work after kids. Her income should go up and I'm continuing to grow in my career. She's a dentist so she'll go to 4 days a week. Her parents live nearby and will do 2 days a week of daycare and aun...

Term Insurance 30 y/o

Hello BH, Background: Age: 30, fiance 32 - getting married this fall Income: 175k and 150k Live: San Francisco area We're planning on getting $1.5M term insurance for each of us. Our incomes should go up and biggest thing would be to cover the mortgage if something ever were to happen. Future plans: Buy a $1.3-1.6M house in the next 1-3 years Look to have 2-3 kids 2 Questions: - Would you do 20 year or 30 year? We plan to be self-insured in 20 years. The 10 extra years would be in our 50's. Cost difference is $44/month vs $90/month on each plan. Would love to hear experiences from folks and what they recommend. - Does it matter which bank I choose? I see options all within a few dollars that are from small to large banks. E.g. Banner life, ...
