To maintain my current lifestyle would probably take $2 million. But at 31, I would be reluctant to retire with that amount. Probably would want $3 million for cushion. In the future without student loans or mortgage or minor kids, my number would drop to around $1.5 million.

OP, schedule B of your title insurance policy should be called something like "exceptions." This will list the things that are not covered by your policy. To save on title insurance, you have to use the same company that did your original policy. However, after 14 years, it is unlikely that there is much savings to be had. Most reissued policies have to be done within 5 years to get the discount.

I have a spreadsheet with my budhet and savings goals. Right now there are simple things like a vacation and a newer car. I also save for retirement. I would like to retire in my early 50s. That's about 20 years away.

Sometimes you can find an attorney who has a closing company as part of his business. That would be your best bet. But you do need a closing company to get the title insurance, which the buyer's lender will require. It should not be hard to find an attorney to look over everything for a flat fee.

A decent rule of thumb is to estimate a loss of 7% of the value of the property. If you're in a state with significant transfer taxes, add those on top.

I am often heavy on large caps due to this problem. My 401k offers S&P 500, 400 and 600, and it's a little bit of a pain to keep it balanced. My wife's 401k only offers separate large cap growth and large cap value funds.

I've found that it's EXTREMELY common for attorneys to frontload their name and reputation, and then push off the work to a younger and less-experienced attorney. There's a legitimate reason for that. There are some tasks that a junior lawyer can complete far more efficiently than a senior partner....

There is a model law called the Uniform Prudent Management of Institutional Funds Act that has been adopted in nearly every state. It's not a terribly onerous law, but it's worth being aware of. Knowing its limitations and requirements may help you make a decision.
