Start saving for college early.

Ear mark a set amount each month to invest and just consider it 'off limits' except for college expenses.

We did that and put two kids thru 5 years of college each (the plan was 4, but I predicted 5 - and was right); no loans, no debts.

The version of Excel came on the Win10 laptop (Microsoft Office Home/Excel 365)

Same issue with printing to PDF: Print Preview shows dates superimposed, but I create the PDF document it is fine.

I know some states have TOD deeds but if you have multiple kids why would you want to put them all on a TOD deed?

All you've done is made them equally liable. Too many issues for my estate planning; the house is in the trust and it gets sold and the proceeds divided equally. Done.
