My current employer will offer the option to contribute to a Roth 403b in 2024.
Few quick facts:
- 39 yo male, single
- New York (state tax - 6.25%, federal tax - 24%)
- Max 403b (no match)
- Max Roth IRA
- Pension available in ~ 26-years
- NW little over $1M (mostly in VTSAX)
I understand this comes down to whether I want to pay taxes now or later, but still having a hard to making a decision.
Any feedback would be greatly appreciated.

What if you can't increase rent? What if you can't find a tenant for 2-3 months. The only thing I would focus on right now is the direct benefits you receive from day one - cash flow.

Your PITI is ~ $2,048. Your vacancy and maintenance needs to be higher. Based on those assumptions you're in the negatives every month.

Why do you need a partner? Run the numbers again and include expenses that will come up. Example - capex, vacancy, property management.

What is your exit plan? This is very important.
Rental real estate is a business, treat it as such and hire a property manager. Also, do some research on the type of tenant you will most likely get for $400. Look up other multi-family units in the area, find the owner and ask questions. You might be buying a headache or you might be buying a cash machine.

Someone earlier mentioned sticking to where you feel you some kind of edge or sense that you know something that others are missing... ...Cloudflare by virtue of some projects I've been on and ended up doing some informal research It was a great day for cloudlfare (I own the stock as well). This made me laugh because I also own Cloudflare. Everyone is missing out but the three of us :P I had no idea it was a good day though. That's cool. Now I don't know if I want to keep holding. Isn't the stock picking game fun?! I do the "play money" thing with 3-4% of my portfolio but it's not because I am trying to beat the market. It helps me leave my boring 3 fund portfolio alone. +1 on NET (Cloudflare) I'm holding Cloudflare (NET) as well...

At least they’re in a Roth IRA and will not create a taxable event. Can I ask what 20 stocks you’re holding? Sell until you have your 20% international allocation and then keep the ones you think will grow.

I would continue renting and save more money. Would they like a nicer rental? They're young with no kids. Flexibility is important in this COVID-19 world. If they do buy, I would make sure the part time work could cover the mortgage. A kid may change all their decisions (if that happens in the future).

If you are staying in real estate, 1031 exchange into something else. You will of course need to have a solid real estate strategy.

I use the service for a online business I run via Instagram. I like the service and literally run everything through my phone. I had everything up and running within a hour or so. Love it. I wouldn't buy the individual stock, though.

I have two rentals in another state. Rents came in on time for 4/1/20. I also have a solid cash reserve, so I'm not too worried. I plan on throwing out a few low-ball offers (> 30% below market value) on a few properties soon.

How much cash do you have locked in the house? I.e. - downpaymemt. Also, does your cash flow include expenses? I would imagine that tenants in this type of rental will want things updated and fixed asap.

I'm not sure of your asset allocation, but I would be 100% in the Fidelity 500 Index or target date fund. Then, I would figure out how to put more than $2,500/year into this plan. Don't worry about a market slowdown and hedging your bets.

Individual Stock in Roth IRA
Currently, I am 100% Vanguard Total Stock Market across my 403b, rIRA and taxable account and I'm approximately 25-years away from "retirement." My current portfolio has zero individual stocks, but I am considering investing (or should I say speculating) $6,000 in a single company within my rIRA in 2020. I would like to take whatever tax-free gains from the individual stock and place them in Vanguard Total Stock Market at some point.
Has this worked out for anyone? Good or bad?

Are you cash flow positive every month? Why are you paying an extra $600/month? You are helping the tenant pay down your mortgage and decreasing your return.

Get a good property manager. You do not have to use them for everything. For example - if you have an expense over $X, tell them to notify you for approval. You could shop around for a better price if needed.

As with any other investment, it depends.
What you would want to do is buy that $120k house below market value and rent it for $1k. You will also need to consider reserves, capex, management, etc.

I rent in NYC, but control two rental properties in another state. Make sure the numbers work and you are cash flow positive. Don't forget it is a job and you do not just sit back and collect payments. Also, hold a significant amount of reserves.
