Use leverage. Why tie up $200k in cash? Take 20% of that and control the same business. Use the rest for reserves or other opportunities. Consider property management and do your due diligence.

Too many variables. What is the cash flow? How active will you be in the Panama rental? How much are you selling your current rental for? Does it currently cash flow? Can you get 7.5% ROI somewhere else where it is completely passive?

With RE you have to be right in both time and space (location). Always remember that even hot locations will eventually follow the laws of economics and cool down. So you need to be awake. From a quick glance, I would clean up my portfolio by committing to a asset allocation and eliminating of most of those funds. I would also keep the $100k in cash until you have a clear and simple investment path.

I would probably act as if I did not receive this money and invest it according to my IPS. In my case I would put it all in Vanguard Total US Stock and go have a beer.
