I would stay put. You don't mention but I'm guessing you have access to a 457b which is an excellent vehicle for savings that is not available in private sector jobs. With your current salary you should be able to max out the 457b.

Tax owed is ~10k less than last year. Effective tax rate went from 18% to 15%.

Being able to claim child tax credit with the higher phase out was a nice bonus!

If money is a primary factor in the decision, I would talk to your current employer and tell them you are planning to take this other job. If you are a valuable employee they will try to keep you. But...you should be prepared to walk if it doesn't work.

What will be your overall debt with house you plan to buy? If you plan to take on a large amount of debt with new home purchase you are better off having a lease agreement with the old house beforehand.

What is your mortgage rate? Fixed 30yr? When do you plan to retire?

You could be maxing out 401k and both Roths and still have plenty to throw at mortgage principal.

You'll be fine with any brand as long as it's installed correctly. I would suggest getting a heat pump instead of a/c. With your mild winter temperatures there is no need for a dedicated furnace and the heat pump will do both the heating/cooling for you.

As of today our only source of funding for the 529 is the fidelity rewards credit card. I haven't looked lately but I believe there is ~7k in there since starting in 2014.

The APS plan you have can really affect your bill. I have the combined advantage plan and I use a load controller.

Last month I used 4,814 kWh.
637 kWh on peak.
4177 kWh off peak.

$487 total cost.

In my experience big banks (bofa and wells) have the worst mortgage rates for investments. A good broker will be the best bet.

I miss not having to watch commercials using DVR. All of the streaming services I've tried force commercials on to you for previously aired programs. Supposedly VUE lets you fast forward through commercials on recorded shows but i just could get it figured out.

Sounds like a common issue. We also received bills relating to our childs birth 2yrs after the fact. It's a pain but apparently there is no expiration date for a legitimate obligation.

Replaced the underlayment on tile roof in 2014 for 4000sq ft. and that was $13K. As another poster mentioned the concrete tile lasts forever but underlayment needs replaced every 20-30yrs.

How much equity do you have in your current house? Do you have any additional assets?

Do you plan to rent the second home to generate income?

You could certainly afford the house. That being said I wouldn't be comfortable taking on more debt without saving more and increasing net worth.
