I have been getting 3-4 letters in the mail each day for "mortgage protection insurance" for about a week now. They all reference better mortgage which is who I recently refinanced with. I assume they sold my information. Do all the lending companies do this?

As for crime. There are a lot of States where there are easier prey. AZ is an "open carry" and CCW state. No permit is required to conceal AZ if you are at least 21 years old. CCW permits are still issued for various reasons including reciprocity but not required for both residents and non-residents.

I would stay put. You don't mention but I'm guessing you have access to a 457b which is an excellent vehicle for savings that is not available in private sector jobs. With your current salary you should be able to max out the 457b.

Tax owed is ~10k less than last year. Effective tax rate went from 18% to 15%.

Being able to claim child tax credit with the higher phase out was a nice bonus!

If money is a primary factor in the decision, I would talk to your current employer and tell them you are planning to take this other job. If you are a valuable employee they will try to keep you. But...you should be prepared to walk if it doesn't work.

What will be your overall debt with house you plan to buy? If you plan to take on a large amount of debt with new home purchase you are better off having a lease agreement with the old house beforehand.

You'll be fine with any brand as long as it's installed correctly. I would suggest getting a heat pump instead of a/c. With your mild winter temperatures there is no need for a dedicated furnace and the heat pump will do both the heating/cooling for you.
