We're in MCOL area.

- Bought first home in 2006 at 3x Gross income
- Upgraded to bigger second home in 2012 at 1.5x Gross income, and converted first home to rental.
- Both homes together are 20% of total net worth today

We're on track to retire in next 5-10 years.

At your household income, you can have *anything* just not everything. If you can rent until you have your first child, you will build up a great cushion to weather any storms in the future. Good luck!

This guy's spreadsheet is pretty darn GOOD, though I have noticed some minor flaws like the HSA contribution limit is still $6750, instead of $6900. I would suggest that you calculate true cost of owning upgraded home including taxes, utilities, maintenance, and potential cosmetic upgrades. Then see if it fits into your budget while you can still save for retirement.

In my research, I found Lexus RX350 to be the most reliable and safest within the category of pre-owned luxury SUVs. Two months ago, I bought a 2012 RX350 with <40K miles for $28k from a private party. Too early to say, but I'm happy with the purchase so far.

House is 4300 sqft, so roof is pretty big. The contractor gave me an alternative quote at $17k however for architectural asphalt shingles. I haven't traveled on Disney cruise, so this may not be applicable. But if applicable it may be wise to not attach a credit card to kids onboard sea passes so you won't see any surprise expenses from arcades and game rooms.
