https://i.imgur.com/638i6v8.gif Ok, I think I got it now. I did a series of backtesting with 3 portfolios and Vanguard's Stock Market Index (VTSMX). Portfolio 1: 60% Stock, 30% Bond, 10% Int'l Stock (3-Fund 70/30) Portfolio 2: 40% Stock, 60% Bond (2-Fund 40/60) Portfolio 3: 64% Bond, 16% Global Bond, 13% Stock, 7% Int'l Stock (Income Portfolio 20/80) I started in 1997 for 13 years, then 1998 for 13 years, etc. for 10 increments and turned the graphs into an animated gif. With your income you should pay down the debt in 5 years and start saving now for the down payment. Buy the $1.2M house after you save the $120k down, have a 1 year cash buffer, and have thus proven you can live below your means. I can’t stress enough how important it is to prove financial discipline before taking the plunge on a $1.2M home. Especially if your someone who “doesn’t like carrying debt.” Meanwhile the tax deferred inheritance continues to grow and you can even add to it with your own 401k. Once the student loan payments go away you put that money into the market and any income growth going forward. Pay off low interest student loan quickly or pay the minimum and invest?

Hey all, I am hoping some of you can help me with some math. I have $210k in student loan debt (medical field). I qualify for low interest consolidation through First Republic Bank. I have the following options: 5 year 1.95% monthly estimate $3,676 7 year 2.55% monthly estimate $2,732 10 year 3.35% monthly estimate $2,062 There's also 15% at 3.95 but i'd rather not carry the debt that long First Republic Bank is pretty unique in that if you pay off your student loan within 2 years, they will refund interest paid up to 2% of original balance, which in my case would be $4,200. I have roughly $10k a month to pay for student loan and investing. If it matters, I can contribute about $43.5k for 2018 for a solo 401k, so anything beyond that would ...

I use Tick Tick. They have an Android app (with a great scrollable list widget) and a Google Chrome extension, so I have everything synced using my Google account. http://ticktick.com/

Please reconsider. Tapatalk is a very useful, highly functional app to access forums. From what I read, implementation is simple and just requires installing a plugin.

I really hope Google Fiber makes more of an impact in the US in the coming years. The slow and expensive internet available to most people, primarily due to locally enforced monopolies, is getting really ridiculous.
