Congrats, it is nice to confirm the release of lien is recorded with the County Recorder.
Where I live we can either pay property taxes in one lump or two. I just put the second lump on my calendar to pay. They send me a bill each year with the two payment options.

Seems like not creating a taxable event is most helpful to the student and family.
If you can use personal funds, then just writing a check to the school seems like the easiest way forward.

We camp in the back of our AWD Sienna sometimes. It is about perfect for a 3/4 full RV mattress.
We bought a used wheel from a junk yard and dumped the run flats for regular tires. Rides better, has a spare, and the tires are much less expensive. We just keep the spare in the back cargo area.

Call the insurer that covers the home with a policy sold to the LTD and ask them to quote the same for the type of car you would buy. Cars are titled to businesses all of the time and insurance company is likely to ask you to scan everyone's DL that will be listed as a driver.

If you do not want to pay 3% then you better get on the horn with some probate atty's that will work by the hour. An accountant to deal with taxes is helpful as well. If the 2 sisters challenge the process, then you will be glad to have had an atty do things properly.
