Yet another reminder that real estate is done differently in different states. I think I would start by asking Capital One how they handled it the last time they had a sale in NC. Might not work, though. You could also ask the law firm how they handle payments. Every state has a different way that real estate closings are handled. Nevertheless, I have never heard of a bank that limits to whom you can send a wire. Thanks…. Just to clarify, they limit wires to $50k, unless you are sending it to a title company. I recently made the move from Chicago to Charlotte. Mostly due to weather and the proximity to outdoorsy stuff. 3 hours to the ocean, 2 hours to the mountains, 20min to the SC border.
I didn’t see any mention of the want to be near a major airport. That was a necessity for me, as adding connections to your trip really burbs me out.

I never thought I’d do this, but I recently started paying for airport lounge access. Having a more comfortable space to work, and free decent coffee (or booze) makes a big difference for my work travel.

Thanks to the heldful people here, I just purchased my first MYGA (10yr, 5.9% via gainbridge. Their site is so horrible, it looks like a scam, but as long as they payout, I’ll live with it

I’ve been semi obsessed with status the past few months since I’ve been traveling a bit more.
I spend $650 for a year of admirals club.
I’m platinum status (2nd from bottom, 2nd from top), so I get free economy plus seats upon booking. I not only have never been upgraded to first, I’ve never cracked the top 10 on the upgrade list. I do fly from major airports.
At this point, it’s more of a game for me. But economy plus (free drinks) and lounge access to make travel more bearable

Hey all, I'm beginning to look into MYGAs to augment the bond portion of my portfolio.
I'm currently employed, but the goal is to take either a break or move to PT in 3-5 years, and will likely need to take something out of my portfolio at this time, so the income is nice, but not necessarily needed. I will be under 59.5, so the gainbridge Fastbreak caught my attention.
Whats the catch?
Right now Gainbridge is giving me a rate of 5.9% A treasury is 3.83%, and corporate AAA bond (which I would not consider) is 5.39%. I would consider an agency bond for a 10yr duration, but the callable option kinda kills that for me.
Am I missing anything? Anything additional I should look at?

28k for a model 3 sounds pretty darn good to me.
I will also say, I just got a Mazda 3 as a rental, and I was shocked as to how nice the interior was. I think it was an updated trim with leather, but it was nice and I got nearly mid 40 MPG

hey all, quick follow-up... I'm not smart enough to purchase Treasuires at auction, and fidelity seems the simplest for me to understand, just want to make sure I have this right...
I'm looking at a 20yr treasury, which lists a 3.625% coupon, and 5.308 yield.
The coupon is annual interest paid, right to a 'settlement' account?
Then is the additional .7% of yield paid in a discount when I purchase the bonds?

I did lower my stock allocation not too long ago, but that was planned due to where I am in life. I did take much of my bond allocation and repurpose to treasuries. I suppose that may be market timing, albeit not exactly thrilling

Hey all, I've purchased Treasuries on Vanguard, and Ibonds on Treasury direct, but bonds are confusing me a bit.

This is likely a stupid question…. But on the 20year, how much of the 5% is a ‘discount’ and how much is interest annually?

What type of fixed income for me?
Hey all, I’m currently 38, and plan on taking a long break, and ideally greatly reducing my work stress over the next 3-5 years (markets pending). At that time I would likely need to begin withdrawing ‘something’ from my taxable account.
Love the idea of an annuity, but the 10% fee makes it make a lot less sense at my age. Which has lead me to the 10 year Tbill, which is yielding 4.6% ish. I have a 75/25 portfolio, and I would be pulling from the 25 which is mostly IBonds, and VMFXX.
I don’t need the income for 3-5 years (nor need to make any changes), but the rate is appealing. Does it make sense? Anything else I should look into in this environment?

If you were to sell the house you would have about 1M in taxable you can begin to withdraw from…. Not enough at your age, IMO.
Would it be helpful mentally to set a date a few years out? Tell yourself now then you will quit your job Sept 1 of 2026 might be freeing. You no longer have to climb the ladder, take on additional work, or suck up.

AirPods, at first I thought they would be like any other headphones, but they just work. Recently lost mine, bought a new pair the next day.
Cordless vacuum. It just makes it so much easier to quickly use it.
American lounge access. I don’t fly a ton, so it’s super expensive for me, and the amenities are fine at best. But it got me quasi excited for my last work trip, so I’ll consider it a success.

I failed trying to google this topic, so here I am.
Like alot of us, I've been purchasing Treasuries via Vanguard due to the attractive yields and no state tax.
I MUST be missing something super simple... The below note has a 5.4% yield, so I would assume I would net 5.4% over 12 months.... But that does not seem to be the case. A nearly 13month bond below has a purchase price of $97,511 for a $100k note, way under 5.4% yield.
What am I missing? Please and thank you

At first I thought a cordless vacuum was a bit of a waste, but I've slightly turned a corner (after my SO told me we were getting one). I bought the Ryobi, only because I own several of its batteries for other things. I wouldnt consider it a great vacuum, but since I dont have any carpet, I think it gets the job done. And its soooo much easier to start and stop without plugging in a cord. I find myself vacuuming much more often these days

I recently moved 12 hours away, put my stuff in storage, and rented a furnished apartment while we looked for a house. Houses were selling way above ask, first weekend they hit the market.
We looked at 4 places, and put in an offer and closed on the 4th first week we were here. Some of my favorite places online were undesirable in person (road noise, not flat landscape, condition)

I’d personally find the coolest looking Airbnb with a hot tub, or with a view. Assuming you’re not going to be brewery hopping with kids, it doesn’t make much sense to stay downtown. It’s worth a day trip, but I would stay somehwere on the outskirts.

Hey All,
I've been looking into Agency bonds given the yield, and just want to understand if I'm missing anything...
For example, I found a 5.75% yield 10 year bond, which is callable in November of this year.
I understand that there may be slightly more risk than Treasuries, but still VERY safe.
Is the only downside that it gets called in November and I receive 5.75% APR over the next 6 months?
Seems like a no brainer, as a 6month CD isnt paying similar interest, so feel like I have to be missing something!

I recently sold my townhouse in Chicago. Had to take it off the market after it originally didn’t sell, do updates, and it finally solid this spring.
Currently in Charlotte. I kid you not, 50+ couples would come through an open house, and just about every halfway desirable house sells the first weekend on the market. Folks wouldn’t even clean their houses or mow their lawns, and people would still buy them… and I was one of them haha. Different worlds

I’m closing on a house next Tuesday, and planned to wire the money. Went into Capital Ones website, and they mention I can only send wire transfers to title companies. So I call the attorneys office that I’m suppose to wire the $ to and awkwardly ask if they are a title company, which of course I get told they are a law firm like there is something wrong with me. I recently sold my house, and the realtor recommended a ‘designer’ to purchase supplies and use her people. I was shocked at how inexpensive the costs were. Idk if the supplies fell off a truck, but everything looked great in the end.

So we decided to put our stuff in storage, and are currently in a month to month rental. The rental kinda sucks (too small), but it gave us sometime to check out some areas, and look for homes while living here.
After only two weeks of living here, we already bought a house. Won’t move in for another month, so TBD if it works out!

Every company tries to do it, some succeed, some fail. I’m a sales leader, would love to do some ‘optimizing’, however I don’t have the right or enough people to do so. I say that just because that’s the way your company wants to move, doesn’t mean they will. Also, your next company might do the same.
I do see a lot of reps move every few years in the tech space…. Blow out your #, it becomes un achievable, move onto the next opportunity.

My original intent of I bonds was to hold my EF, then I started buying again with the great recent rates.
I will likely purchase this month, and then begin selling some of my 5+ year old IBonds, and move the $ to better yielding treasuries.

I’d be in the camp that says 3% would last ‘forever’. Now I don’t know if I’d believe you would have your full starting balance in 40 years, but I would bet you could withdrawal 3% for 40-50 years

I think the big question is are you going to be happy spending 50k as a family of 4? I don’t think I would, and would be sweating every expense. Personally, I would set a timeline, genuinely look for a new job, and if you don’t find one in 6mo, 9mo, whatever, quit. Perhaps having an end date would make it more palatable. We are in somewhat similar situations, however I hate my job and do the FIRE math daily .
Today, you need to withdraw 3% for the next 22 years till SS kicks in. I would personally assume SS is going to pay 80% of current benefits, but even then, your withdrawal rate would be 1-2%.
Financially, I’d bet you could do it easily, assuming your expenses are somewhat accurate. However, if you don’t hate your job, idk if I would. However at the same time, I like doing stuff and spend more $

I kinda agree, that the odds are a 5% withdrawal rate would last. However, what % of the time? 70%? 51%? Even if it would last, I can imagine the stress during turbulent markets.
All that being said, the majority of the time someone comes up with a #, they don’t factor in SS, so you may also be looking at 30 years of withdrawals.

I'm currently watching CNBC, watching all of these regional banks down 20% in a single day, that dont seem to have this additional risk that the market is expecting.
However, what do I do? Take 10k and invest it in one of the stocks? Then I make 2k? I'm not baller enough to have a few hundred grand available to make such a bet, and a $2k upside, while some great beer money, is not going to move the needle for me.

When we hire folks, recruiters ask them if they have any planned time off in the first 6months. Recruiter just asked me if Joe could take a week off 8 weeks after starting. Of course I said yes, why would I care? I wanted the person, eventually their gonna take vacations

In short, some sales people know nothing and make things up. Happens all the time. Or they simply don't know. Heck, I went to the local Cadillac dealer to drive a specific car. I've been there a few times. There was a CT4-V Blackwing in the showroom and I mentioned that I'd love to get one of those but DW wants me to get an AWD car. He told me that this one was AWD. Years ago a friend bought a new used SUV, and said he was thrilled he got AWD, so he doesn’t have to mess with the snow. I looked up the trim, and it wasn’t AWD! They trusted the dealership, and got themselves a FWD car.

I listed my Chicago townhouse in July of last year for $575k. I thought it was high, but my realtor said the value was there. Over the next 3 months I dropped the price 3 times to $499k. Showings and open houses were EXTREMELY light.
I took it off the market, did a few small updates, and re listed in mid Feb (last month) for 519k. I had more people through my house in one open house last month, then I had in 3 months last year. Ended up accepting an offer from the open house, which was likely a bit low, but whatever.
I mention this only because seasonality is very real in some areas of the country.
I’m now planning on moving to Charlotte, and it doesn’t seem like the costs are going down anytime soon

I did Maui and the big island in one trip, and really enjoyed it. The flight is obviously super quick between the islands, and can give a nice view at the same time.
I didn’t really like Maui, but loved the big island. Challenge with the big island is, well, it’s pretty big. We stayed near volcano National park for 2 nights, then the kona side for 3-4 nights. It was great, but I think it was like a 3ish hour drive if you wanted to explore both sides

I'm new to T Bills, and originally found them a bit confusing... What was the face value of your T Bill? Thats all you should expect to have deposited, and includes the interest. Travelled to Seattle last summer. Seeing Mt Rainer in the distance (especially on the drive from Portland) and from the air, really made me upset we did not check it out. It’s sheer size, and that there aren’t other mountains around it (say compared to CO) made it look different from afar. We are talking about going back to Seattle just for it, so I’d say to take the plunge.

I’m certainly note FIRE yet, however I’m getting to the point that I think I might be able to get a side job to augment my withdrawal (probably 2-3 years out from being realistic). Being a bartender, working at Costco, or anything outside really appeal to me. While all of these jobs are low stress, I have a feeling knowing that it takes me nearly a full day of low pay to make what I did in an hour ish at my old job would drive me crazy. But I still I’ll day dream about it Working with the public in retail settings, dealing with the elements, interacting with non professional cowokers...all are stressful. The idea you have of them being low stress is likely because in the back of your mind you know you can walk away at any time. Can’t disag...

Oh Zillow. I listed my house 7ish months ago, Zillow was maybe 15% higher. Just listed it again, Zillow was probably 10% lower than the list price. Just went under contract, and now the zestimate is at the list price (so technically correct). I’ve found Zillow can’t comprehend updates, or unique features (let’s say a rooftop deck, backyardbar, or new roof) that may add value.

This might be the worst ‘study’ I’ve seen. Any study that considers single city with a 100k population is missing something. If anything, they need to do larger geos to make it approachable
