If you like to invest the full amount of your monthly contribution, with nothing left over, you want mutual funds. If you monthly contribution is $500, and the price of an ETF share is $395, then the extra $105 doesn't get invested that month. Not anymore, with Fidelity you can buy ETF in dollars

I will say, if you are not into the ocean beach, a great place to retire is Tennessee. No income taxes, great cost of living, middle of the country and yes, you do get a hint of winter (can get a lot if you travel or live in the mountains) but generally great weather. Also, it is an outdoor magnet....

yes you can do it if the mortgage rate is reduced. Since you are paying $1500 closing costs you can think through if that is worth it.
Can you get the same rate with no closing costs that will be a no brainer as well.

If you were putting $10 K per week and have a lot of cash, just put $20 K per week until you invested all cash then move to $10 K per week.
