2nd Option is from owning.com Here is the scenario: 1) 30 Year fixed. 2.875 interest rate, 3.03 APR ( almost 10k closing costs). But broker says, He will provide the credits to cover entire cost at the time of closing, so it will be a zero closing cost loan and will become like a 2.875 rate and APR. 2) 30 Year Fixed. 2.99 rate and APR. zero closing costs. In case 1, I would be saving around 30 dollar every month based on my loan amount. But I'm not sure anything hidden costs involved with this option. I'm not seeing any costs rolled over into the principle amount as per initial loan estimate. But still something is fishy in option 1, as the broker is not giving the credits to begin with in initial loan estimate. Which one would you prefer ...

The downside is they wont lock until the loan is approved which is apparently 3-6 weeks.

You will get a check with remaining funds in your current escrow once you refinance. The lender doesn’t get to keep your money. The downside is that you may need to come up with a lot of money you may or may not have. I didn’t want to come up with $10,000 to refinance. If someone told you they would hold onto $10,000 for 30 years for you and then give it back at the end does that sound like a good deal? I assume that if i choose to have the escrow costs folded into the loan amount and plan to do another re-fi in a few months, I'd assume I don't have an issue with that? I am looking for some advice. I got a LE from a lender and the closing costs are about $10k and they have been added to the loan amount. The cash at closing is around $1k. This came as a surprise to me (first time refi noob). When looking at the breakup of costs the $10k includes property taxes for 7 months and homeowner's insurance for 13 months and makes up a majority of the costs. When I asked the lender, he said that another option is to keep the loan amount same as the outstanding principal but I need to bring $10k to close. Is this how this is generally done? Will I get a refund from the existing lender for escrow? Any thoughts are appreciated. The amount of escrow funding seems to be a wildcard. When everyone on here was talking abo...

After few initial hiccups my north pointe is also on track.
I din't shop around except asking current lender who couldn't lower rate. May be should have looked around a bit for a better rate. However overall very happy with 2.5 @ 15 years

My 2.875/15 investment property refinance has moved to processing with Northpointe. Got an appraisal waiver and it's a 60-day lock, so I'm hopeful it will actually go through. I think it would make sense, I would just look at it as total fees of 3150 with better rate. I am planning to apply for a new passport. My old one expired about 20 years ago so I don't think I can renew it. I may need the passport in 4 to 8 weeks. Travel plans are still up in the air. I would lean towards option 2 given stability

We use these. They are awesome! The double as a backpack for the child, and have storage for treats and toys. Then you set them up as a booster seat. The kids love them, we (the parents) don't have to carry them, and therefore we aren't lugging extra junk with us on trips. They are not "approved" in the US, but are in England/Europe. The whole point of a booster is to get the child to sit higher so the seat belt goes across the correct part of the body. Darkhorse, Seems to me the question you are asking? Should I continue to work as an employee of a system or go into private practice. A six person group maybe sustainable depending on location, specialty and age of the partners (recruitment issues). Working for a system has its downside but in general they are run by people who are still afraid of physicians which gives you more latitude. Group practices tends to more autocratic (mean the “senior” partner(s) write the rules depending on what stage of life they are in). Staff tends to more responsive in private practice particularly if you are the senior partner. If the wife is the practice manger in the private practice ...run. If I knew I was highly productive, I would probably fight for a productivity based pay scale. This opportunity or the next.
Thank you, that is helpful. Part of it has to do with, I enjoy doing certain procedure being hospital employed; I will loose that. I will gain in some other aspects though.

Hello fellow bogleheads, I have been facing intense dilemma over my job situation. Part of me wants to just stick with my current job. Unclear if it is due to loss aversion or easier schedule on day to day basis. However, there are distinct advantages (and disadvantages) with new offer and will appreciate any advice or fresh insight. I am including pertaining information below but will be happy to provide anything additional that's needed. Background: I took a job after fellowship three years ago. I am happy with area I live in and so would like to remain in the same area. While I am generally happy with my current job, main challenge has been coverage for vacation/weekend.
