Re: Refinance Mega Thread

2nd Option is from owning.com Here is the scenario: 1) 30 Year fixed. 2.875 interest rate, 3.03 APR ( almost 10k closing costs). But broker says, He will provide the credits to cover entire cost at the time of closing, so it will be a zero closing cost loan and will become like a 2.875 rate and APR. 2) 30 Year Fixed. 2.99 rate and APR. zero closing costs. In case 1, I would be saving around 30 dollar every month based on my loan amount. But I'm not sure anything hidden costs involved with this option. I'm not seeing any costs rolled over into the principle amount as per initial loan estimate. But still something is fishy in option 1, as the broker is not giving the credits to begin with in initial loan estimate. Which one would you prefer ...

Yes, definitely VA specific. Conventional mortgage at same rate would have $1.9k lender fees.

The downside is they wont lock until the loan is approved which is apparently 3-6 weeks.

Thank you. I surely hope so. Closing costexcluding prepaids were sub-1000. When I pursued, 30 years was 3.2 so dint pursue it.

You will get a check with remaining funds in your current escrow once you refinance. The lender doesn’t get to keep your money. The downside is that you may need to come up with a lot of money you may or may not have. I didn’t want to come up with $10,000 to refinance. I am looking for some advice. I got a LE from a lender and the closing costs are about $10k and they have been added to the loan amount. The cash at closing is around $1k. This came as a surprise to me (first time refi noob). When looking at the breakup of costs the $10k includes property taxes for 7 months and homeowner's insurance for 13 months and makes up a majority of the costs. When I asked the lender, he said that another option is to keep the loan amount same as the outstanding principal but I need to bring $10k to close. Is this how this is generally done? Will I get a refund from the existing lender for escrow? Any thoughts are appreciated. The amount of escrow funding seems to be a wildcard. When everyone on here was talking abo...

2.75% $2900

15 yr
2.753% no cost
2.625 $1000

Which option is better? I'm leaning towards 30 yrs 2.875% with $1500 cost for flexibility over 15 yrs. Should I choose this over 3.0% with no cost? Thanks.

Berean wrote: Tue Apr 14, 2020 9:37 pm Northpointe has given me three options for a 15-year, fixed-rate refinance. For each option, I take the net loan cost and divide it by the amount of money by which it would reduce my current monthly payment. That gives me the amount of time it would take to recoup my cost of refinancing.

For example, the 2.625% option would reduce my payment by $70 per month and cost me a net of $1,379, meaning I would be ahead of the game after 19 months (1,379 divided by 70 is 19). The other options are for lower interest rates but higher net loan costs and would take me longer to break even.

Is that the correct analysis or am I overlooking something?
Yes , that is my understanding.

1. Transfer IRA to 401k if allowed

Or

2. Just convert all, it's small amount

Those humans could always come back later (before the statute of limitations runs out, which can be years in the future) and blame you for medical injury that occurred during the accident. They will do this regardless of how many times (in texts or otherwise) they have admitted fault for the accident.

RickBoglehead wrote: Thu Jan 31, 2019 6:17 pm I would strongly recommend you look at Costco. Reasons:

1) 2 year warranty PLUS 2 more years with your Costco Visa.

2) Costco Concierge support for years. Critical for someone like you.

Transfer in kind to the same fund (if available at the other brokerage) should be ok.

Re: Help me evaluate Job offer (Physician)

Darkhorse, Seems to me the question you are asking? Should I continue to work as an employee of a system or go into private practice. A six person group maybe sustainable depending on location, specialty and age of the partners (recruitment issues). Working for a system has its downside but in general they are run by people who are still afraid of physicians which gives you more latitude. Group practices tends to more autocratic (mean the “senior” partner(s) write the rules depending on what stage of life they are in). Staff tends to more responsive in private practice particularly if you are the senior partner. If the wife is the practice manger in the private practice ...run. If you are 90% percentile in productivity at current position, why do you believe you will be middle of the road in your next (productivity based position)?

If I knew I was highly productive, I would probably fight for a productivity based pay scale. This opportunity or the next.

Thank you, that is helpful. Part of it has to do with, I enjoy doing certain procedure being hospital employed; I will loose that. I will gain in some other aspects though.

Help me evaluate Job offer (Physician)

Hello fellow bogleheads, I have been facing intense dilemma over my job situation. Part of me wants to just stick with my current job. Unclear if it is due to loss aversion or easier schedule on day to day basis. However, there are distinct advantages (and disadvantages) with new offer and will appreciate any advice or fresh insight. I am including pertaining information below but will be happy to provide anything additional that's needed. Background: I took a job after fellowship three years ago. I am happy with area I live in and so would like to remain in the same area. While I am generally happy with my current job, main challenge has been coverage for vacation/weekend. My practice is inpatient/outpatient 70/30. Over last nine months, I...

Keep AAA if you can.

Not only Geico reports it that other insurance company will have access to in determining rate, a friend of mine showed jump in premium after using road sale services twice.

You already have roadside assistance via your membership fee. I’ve used my Chase card’s roadside assistance twice and never had an issue.
Is it complementary with Chase?

I recall CSR coverage had very low limit but I might be wrong never used them for fear of running over d limit
