Haven't checked back in a few years. Since June of 2021, housing prices continue to soar, as do interest rates. Needham continues to transform and several McMansions have gone up on my street in the last twelve months. From June of 2021, the Zestimate of home has increased from $1.1M to $1.3M. Additionally, from June of 2021 average 30 year mortgage rates have increased from ~3% to >7%. Prices have soared in all surrounding towns, and across the country. Including annual bonuses, our annual cash compensation has increased to ~$440k (base of $365k), split ~66% me, and 34% DW. Welcomed our second child a year ago this coming Monday. Thanks all. Will talk to finance department on details. If I could simply extract the value today that is my preferred option (ie Shares*(FMV-StrikePrice)). I'll see if that is possible I probably won't do a half measure. I'll either exercise all or none. It's a lot of money for me, but I'll survive whatever outcome just fine. I won't do anything until a month ahead of the expiration (maybe gain some knowledge in the interim) I obviously need the option plan document. This could be a great idea…or a terrible idea. Unfortunately there isn’t really a market for private shares, so if the company does not go public, you could be caught holding the bag. You could also pay AMT that you never recoup. Agree with the comment from the prior poster - you should find out what the current 409a valuation is from the latest financing round. If your options are not significantly in the money, what’s the point? Your hope is that the stock price would skyrocket once an IPO happened. It’s a different market right now, so if an IPO event happened, the valuation may not be significantly higher than the pre-IPO valuation. 12 months ago IPO valuations as compared to private round financing for biotechs were massively different...

A house popped up on Zillow last week that my wife and I can't stop looking at. We're not necessarily in the market, but like to keep an eye on things for fun and to know our current property value. Compared to our current house, the house that was listed is in a much nicer area, over 1,500 sq ft larger, 40 years more modern construction (57' vs. 98'), beautiful and safer neighborhood, 3 car garage vs. current single car garage, very close proximity to multiple golf courses and Whole Foods, good school district, ~5 min closer to our parents for grandparent babysitting, etc. (the list seems endless). Latest update here, and rereading all the posts: Wife and I both got new jobs. Combined salary including cash bonuses is ~$325k. Wife is at a F500 company and received equity. I am at a startup that recently completing an IPO (I joined prior), and my stock options are worth a bit over $0.5M. Back to maxing out both 401ks, maxing out backdoor roth space, maxing out 529, maxing out HSA, and putting residual into taxable. Housing market continues to rapidly increase in the local area - a house a few doors over with a very similar style and layout went on the market a few days ago, and will likely sell for $1.2M+. Pension distribution - 401k or IRA

Hi all,

I am receiving a sizable lump sum distribution from a former employer pension plan.

I was going to roll this into my new employer 401k to not cause any pro-rata issues on a future backdoor Roth IRA contribution.

Are there any considerations I am missing (tax, FAFSA, other) to consider putting this in an IRA rather than a 401k?

My 401k retirement plan is decent - I am in all index funds. I understand the point will come up that an IRA would give me more investment options, but anything else?

We bought a Casper and it killed my back. Had upgraded from a smaller tempur pedic. We returned the Casper and bought the Tempur Cloud which comes in a box similar to Casper. It feels about the same as our prior Tempur Pedic and is very comfortable.

Annual check in. Given what is going on with COVID, housing prices appear to be soaring in the Boston suburbs. There have been several recent sales in my neighborhood for sky high prices. A house down the street from me which is about the same size was listed for over a million, and was under agreement within 24 hours and went well over asking with contingencies waived (I am friendly with the owners who told me re price). We renovated the kitchen last winter with some financial help from the in-laws (we covered most of the cost). My neighbors helped me put in a patio in the back yard, and it is like a whole new living space. We are also putting up a fence shortly (which is more money than I want to spend). My experience with LenderFi was fine up until the new fee announcement... Current: 4.375% 30y with 28y left. Refi: 2.5% 30y with LenderFi (lock exp 9/4) Locked the refi on Aug 12th (right before the new fee). Got the call from Title Insurance that Friday (14th) and have had radio silence since. I understand they're probably swamped, but the lack of communication doesn't help my anxiety levels especially with the rate lock expiring next week! I have a close friend who is looking to get a jumbo in Massachusetts. None of the online options mentioned in this thread or on slick deals seem to be doing jumbos. Any suggestions on where to go? He already has a signed offer so he is looking to move quickly.

Has anyone had any luck having Lenderfi float down the rate? Looks like rates have dropped a bit since I locked in 2.75% 30 yr. I am slated to close on Saturday, which is actually a day after my lock. Lenderfi indicated they would extend the rate lock for free, but I am curious if this would give me more leeway to renegotiate the rate. The only options were to continue or wait 30 days and lock a new rate at that time. Can you clarify what the wait 30 days option was? Restart the refi process? Oftentimes a lender will not let you do a new lock on the same property within a period of time when the prior lock expired (extending the lock isn’t a new one). I loan processor also is Ryan. I don't think I ever managed to talk to him. I got a quote from someone who picked up the phone two weeks then as I applied, I get a significantly higher rate. All his peers who pick up the phone is like we'll have him return your call w a better quote. Nothing from him. Either that or send us a competing LE we'll see what we can do I think you are in a good position. If you do not have any restrictions from your current lender (such as the Lenderfi 6 month wait period), you can refinance whenever you want.

I am locked @ 2.75% 30 yr fixed zero cost. My lock expires the end of next week - they seem to be cutting it close. I have been e-mailing daily and had to stick my nose in a few times to push Amrock along - took over a week and a half for my title to come back as it was sitting on a local law firm to handle who I called and they took care of it immediately. I have my fingers crossed that my lock does not expire. Brantley, I am curious did LenderFi just give you that rate or did you have to strong arm them by providing quotes from other lenders? There was some discussion earlier in this thread about servicing back in April. Does anyone have more recent examples of how long it took between loan funding and getting a servicing account set up? Was that before or after the first payment due? I'd be curious for any recent experience as well. I'm set to close on my refi tomorrow and have had a very smooth process. I just read back earlier in the thread and saw the issues/confusion people were having with where to actually send payments, who is now servicing the loan, etc. I am real glad that I waived escrow and at least won't have that aspect to worry about. Do your guys disclosures say Lenderfi intends to service the loan? I know that was the case back in April and there were some hicc...

Issue with late mortgage payment

Asking for a friend. Mortgage was sold, and mortgage payment was never forwarded to the new bank. Hit credit score as a late payment, and he was unable to get the old bank to fix the issue and had difficulty getting in touch with them. Is there anyone he can reach out to help fix it?

I have all GE profile appliances. The fridge is French door style and it has been great so far. GE profile fridges get top ratings on CR which drove me to purchase one. If you have access to perks at work through your employer, there are often substantial sales on GE appliances, and I feel a bit better purchasing straight from GE.

Similar to what other folks have said, you can easily purchase another device such as a fire stick, Apple TV, etc. The software in all smart TVs will eventually become obsolete. However, if you don’t want to bother with another device in the near term, software can make a difference, but that is largely driven by the the chipset on the device. If you are looking to a Sony, it’s likely running Android. I recently purchased an OLED (A8G) which is a 2019 model and the software on the TV is already out of date as the hardware is not fast enough to run Android 9.0. If you have a model in mind, look up reviews and see what software it runs.

I submitted an application and had my credit pulled prior to the website being shut down. I kept calling and luckily the CEO (Ryan) picked up the phone. My rate had not been previously locked, and they are not able to give me what the previous offer was ($0 cost 3.75% 30 yr). He told me to float it a few days and see if it comes back down to where it previously was or lower. We shall see.

Bumping this post.

Again, I’d like to get folks thoughts on why this seems to be a topic that I do not see much discussion on in the media, on the web, in finance journals, etc. The cost of supplemental insurance is fairly high. I understand there is large variability in that cost. I ran this by a friend of mine who is a financial adviser for a small shop, and it’s interesting to me that he doesn’t agree with the concept of paying for supplemental insurance (cost vs benefit).

I have done some extensive searching, and most of the articles I have turned up are primarily from companies who sell disability insurance.

I purchased a policy for my wife and myself through Principal and the Standard and I am happy with the policies.

Question - is there any benefit to having a 529 with the parent as the owner vs the kid as it relates to FASFA, or any other reasons? I have setup an account with myself as the owner with the fidelity MA 529 (MA resident). Is it optimal to leave it like this? Personally, I can't imagine why I would ever set my student as owner of their 529. I can't really think of any advantages. I guess it gets me out of the loop? I guess I could kind of see making this change if/when my student goes to grad school and I want to give them more rope? Keep in mind that changing ownership can have gift consequences. There are no gift consequences of paying for educational expenses if the parent is owner and the child is beneficiary. Thanks. Interesting point...

Question - is there any benefit to having a 529 with the parent as the owner vs the kid as it relates to FASFA, or any other reasons?

I have setup an account with myself as the owner with the fidelity MA 529 (MA resident). Is it optimal to leave it like this?

Might have missed it; but, why if you are in Europe do you invest mostly in the US? My consultant was in US and he was managing his clients in US. I think it makes more sense to invest in US as it has more stable longevity than EU. A 90 / 10 portfolio will take a hit in a recession. All the time. Almost guaranteed. I searched this site and found this post suggested To my knowledge, the top-tier carriers are Guardian, Principal, Standard, and Ameritas. Guardian is considered the best if you can get it. I don't know of any general way to rank the others. Supplemental disability

Hey folks,

Who here has a supplemental private disability policy on top of your employer policy? I do not see many recent posts on the site, and limited coverage on news sites. Seems to be topic not very much talked about. Wife and I have a policy through Principal and the Standard. Employer policies are just ok (~65% before tax). Please share your thoughts. Also, why is this topic rarely talked about in the workplace, by financial advisors, etc?

EDIT: I am not looking for advice on how to pick a policy. I have already done my research prior to purchasing our policies. More specifically I would like to take the temperature of others on the forum.

I'm on the verge of finishing a refinancing and am still feeling apprehensive about it. Wanted to get a gut check from those more informed from me. I have a jumbo 30-year fixed mortgage at 4.475% (roughly $620,000). The new rate would be 3.865%, dropping monthly payments by about $230. We plan to use the difference to pay down principal. Net sunk closing costs (i.e. not escrow or prepayments) are roughly $4600. The breakeven point is about 19 months, and due to some cash we are paying at close instead of financing, we would be ahead of our current amortization schedule after 10 months (essentially, the cash payment turns into a forced principal paydown). We plan to stay at least 5 years. On paper it makes sense, but others here advise only...

Can you clarify the arrangement with the 401k and the plan? Is this money manager through your employer? I just want to make sure we understand what we’re working with. For example, I have an option of paying fidelity to manage my 401k. Otherwise it is self managed (no AUM).

I bought my first home a year ago. Since then, rates have been on a steady decline (from what I gather). Read quite a few historical posts on this front. I’m currently on a 30yr fixed at 4.625%. While I don’t try to time the market with investments, I’m tempted to play cat and mouse while watching shifts in mortgage rates. With little effort I could probably save ~200/mo with a very straight forward refinance, but there seems to be a hunch rates may stay soft or drop further. I’m too young to fully qualify a specific number re: years I expect to be here, though I enjoy living here. Right house, right size, right community, family nearby. Who knows what could change tomorrow. I’ve also looked at breakdowns of a refi into a 15/20yr term, bot...

Serious question, when have you ever needed a Medallion signature guarantee in recent times? I have a local brick and mortar bank that I've used the Medallion signature guarantee service maybe once in 35 years. Back in the very early 80's I invested directly with several mutual fund companies and liquidating those old fund accounts required a Medallion signature guarantee. I'm not contemplating get rid of my local bank account but I'm struggling to envision a future need for Medallion signature guarantee.
I needed this when moving over to Vanguard from previous investment firm a few years back.

From a savings perspective, we have kept 401k contributions low at the match, however are maxing out both HSAs. Trying to save as much for some near term house expenses, including some landscaping, and a new roof in the next year or two. At this point we have such funds covered, so we will need to evaluate how much cash we we really need to save to, then ramp up the 401ks once we hit that number. We have actually been able to quickly accumulate cash, and have been living quite frugally. Have been eating many meals at the in-laws, and haven’t gone out to eat too much on the weekends. We completed a refi today at 3.75% with APR of 3...
