Thank you everyone. I read all of the posts and appreciate the feedback.

Ill do a little more feedback. Seems like usaa, fidelity and navy federal credit union. As a prior air force guy, admittedly, it would seem a little strange for me to go with a bank with navy in its name :P

Interesting. Had no idea I could get a checking account through Fidelity.

I actually have an old 401k with them now and love them.

Do I have to make a request for Fidelity to refund ATM fees? Or is it done automatically?

Does anyone know if USAA also reimburses for atm fees?

Not yet. I just did the seed and straw today.

The challenge might be that the dirt was pretty hard. Will the seeds even grow on hard dirt like that? I think I will put in a sprinkler system. Unfortunately that will mean I will probably have to come up and move the sprinkler every few days.

One tip I heard on selling a house, is always counter offer that you will only consider lender required repairs following the inspection. Our mediator was estimating we are talking about $5-10k going toward spouse to account for my pension.

Amount of cash, retirement, etc being divided is ~$775k.

Had one offer in the three weeks or so since relisted.

Would you lower it? Sales agent seems to think so. I think the summer heat, especially heat wave here in the northeast, has slowed down activity a bit here.

Alright.

Early consensus seems to be just leave it as is.

Penalty would be it just does not look as nice without grass or even straw. Hopefully future buyers have a good imagination.

Then take off x amount of home price for new buyers to get the work done.

For what its worth, Redfin identified it as a 'hot home' an algorithm that says home is likely to sell faster than 99% of homes. 3 of 67 homes in the area identified as hot home. Well we sent notification to terminate the contract.

Although it stinks that we will have to relist, so glad to be done with buyers.

I can only imagine how final walk through would have went.

My agent found out that buyer wants best available technology for the septic. Oh brother. My obligation, I believe is to give him a functional septic that county will approve of. If he wants to go above that, then he can pay that difference.

One other thing- we've had $5k worth of numerous repairs done, which is a plus to the next buyer, if we choose that route.

Couldn't we just now sell the home as is, and provide a copy of the inspectors report, and the repairs we made?
