My company moved me once to area north of Boston. We looked for a house in Newburyport, saw an available house with road in front 1 or 2 ft above the local river level, and said NO. We bought a house then in Topsfield, lived there for 2 years comfortably. Topsfield had a 100 year flood map to look at.

Re: Neighbor's overhanging tree: who's responsibility?

Definitely cut the branch off with neighbor paying part of it.
For smaller dia branches (6 inch dia) I did this to branches from neighbor's trees shading my pear tree, and do it regularly on neighbor's Green Giant conifers.
This is easily to do for small dia branches and costs relatively little when buying this chain saw at Home Depot.
https://www.homedepot.com/p/High-Limb-4 ... /301790942

You would throw the chain and rope over the branch and pull at the rope ends. Easy to do and costs about nothing. Then I have an electric chain saw to cut the branch up into the proper length, and bundle them as the town requires it for weekly pickup.

Re: How To Drain Water From Ground Near Foundation

Where does the water come from? I would check to understand where the water is originating from. I did not read that you have gutters and down spouts followed by piping to let rain water drain far away from the house. When I moved into my house 35 years ago there were no gutters and the first rain storm had a power outage and us bucketing the sump in the basement for 16 hours. My house needed gutters, down spouts, many ft of 4 inch dia PVC corrugated pipe underground leading to a 100 ft dry creek to the fence.

I never had a stroke. Smart watches are not for everyone. I am 82, healthy, but occasionally loose balance and fall (always softly) when working in the garden and around the house. But since I have a garden tool like a spade with me I can pull myself up quickly and continue working. In an apartment there are chairs, so I would be able to crawl to one and pull myself up, without calling anyone, never happened yet inside.

We live in a house with 4 bedrooms, wide 2 car garage, 2 floors plus finished basement in the suburbs with trees and walkable streets. We like it. But we also have something that you did not have with apartments, that is upkeep, that is mowing lawn, spraying weeds with weed killer then going through the plantings pulling other weeds for hours, and that with a bad hip. Living in an apartment would be nice!

Re: AGH! Yellowjackets! need Boglehead wisdom!

I noticed that those living in a hole in the ground also congregate outside in a bush and are ready to chase you. So spraying them mid-distance with a clear spray will get you chased and stung. That happened to me twice in recent years. Being hidden and spraying long distance with a foam will get you less chased. The worst is getting attacked from left and right, one nest was in the ground, the other nest insite a bush, 3 years ago.

I just had experience running away from Yellowjackets from the water faucet they had a nest at into my garage and got stung 6 times. I used a spray bottle I had with clear spray, and the bees simply followed me. You have to buy the spray bottle which sprays a foam and cover their nest inlet with foam, and run. Thereafter spraying several more times with foam finally gave me peace.

Many of us probably have areas near property lines which have some hillside and trees which we had no reason yet to using them. In my backyard I chopped down big bushes and have trees cut down, but I had plans for that and straightened and planted that part of my yard. Re: When to replace House Roof?

My roof was replaced in 1999, so is 23 years old now. It has architectural roof shingles - Googling for them shows they should last 30 years. I can not see any damage from outside looking up, but a roofer told me shingles need replacement. It could be that Architectural shingles might look worn from the street due to their design. So I think I will climb onto the roof and take a look by myself, but probably I should think about replacement when 30 years old.
I got an estimate for replacement from the web = $24,600., but last year a local roofing company wanted to do it for $10k.

My home insurance does not include paying for 'flooding' (would cost $600/year), so I always thought 'flooding' is from external water sources like a river, and since our house is on a sufficient hill, our house would never flood, and we would not need this insurance.

Presently we have Culligan for about 10-15 years, runs without problems. Culligan also delivers salt, we take 10-12 bags every delivery (every year or so), helps my old bones and joints. When that Culligan unit would have a not-repairable problem, we would buy a new one.

We also have 40 W lights on all night in the back, the entrance door and at the road where our son parks his car. We also have a flood light with motion detector above the garages.

Property and school taxes are not important to us. Property tax is around 1,500., school tax is around $2,500. after reduction by state of around $1,500. The state of NY reduced our school tax by that amount because we are retirees. This is not Long Island, this is Upstate NY, is much less costly to live here, and town is well kept.

You will have a low maintenance yard when you pay attention to new weeds coming up and spray them with a weed killer. Any postponing will lead to more work.
Don't plant annuals.
I have only 2 mature tall trees (pine & red maple), but neighbors' many trees with all their blowing leaves makes my yard high maintenance in fall.
I found planting the perennial Hostas are low maintenance because they cover growing space for weeds with their large leaves. Smaller conifers surrounded with bark chips make a property look good and hinder weeds to grow.

Re: Identity theft questions

Sorry about your problem.
You have to report this. I would not pay anything. You need to lock up at the credit agencies.

Re: New fence encroachment: contractor or neighbor responsible?

We only had 3 houses over 50 years, but each property was surveyed, because I wanted to be sure where exactly our property was. The last time a neighbor was surprised where one property line exactly was. To be really sure, especially in respect to where to plant bushes and trees, I had a fence installed a few inches away from the property line on our property, and have peace now. Sometimes buildings are designed and placed seeming to be in a larger lot, but properties are the same size, such that this building actually has smaller side yards.

Re: Vanguard account just disappeared...

I hope the best for your access. I have invested at Vanguard since 2007, never had your problem.
