I figured as much. It still makes me angry. Generating so much work that you can't actually complete it seems like a bad way to run a business. Especially one that is very time sensitive.AerialWombat wrote: ↑Sun Mar 15, 2020 5:30 pmThe big online lenders were absolutely slammed with refi applications the past few weeks. Re: Preparedness for a winter road trip
95% of the advice you've received here is ridiculous, unnecessary overkill I'm so glad I'm not the only one thinking this. A road trip in the winter isn't really much different than in any other season. If you don't think you're going to make it to your next destination because of weather, don't start driving. If you're already driving, find a hotel. To all the people advocating for a Siberian expedition- have you actually had to use any of that stuff? I carry a lot of crap tucked away in the hidey holes in the back of my SUV, but none of it is season specific and I haven't ever used about half of it. The only thing different for winter is the ice scraper and a bag of extra hats, gloves, and scarves because my kids are constantly misplacin...

My personal experience was yes both have to sign. For a check made payable to X and Y, then X and Y have to sign, not X or Y. I've had both a mobile deposit and an in person deposit rejected for that reason. On both occasions my wife was out of town and couldn't sign. I opted to wait and not to forge her signature.

Don't give them final payment until everything is cleaned up to your satisfaction. Also tell them that they will be responsible for any medical bills for people or animals that occur due to materials and supplies left after construction. Same goes for repair work for damage to equipment or vehicles. It should be in the contract that they will remove all materials.

Re: PA local earned income tax return question
No. You pay the equivalent of the higher rate between where you live and where you work. You owe both the local income tax and the non- resident wage tax, not or. But they can offset each other and the tax form settles up the difference if one taxing authority owes another. In your example you owe $1000 to where you live, but you only paid $300. But you also paid $1200 to Philly. So $700 of the $1200 gets exchanged to your township satisfying the $1000 owed. Philly keeps the other $500 as wage tax that hasn't been offset to an income tax. The is no refund.

Re: Pay cash for hvac or leverage 0% financing?
I say to take the financing. About 4 years ago I replaced my HVAC and took the financing. 1 year at 0%, no payments. It was just under $12k. The company only accepted a partial payment on credit card, which I did for some unrelated ventilation work. Then a year later I had to replace the HVAC in my rental. That was $5500 and I used a 0% credit card check (so I did pay a small fee) and spread the payments over 18 months. This was done by a friend of a friend who installed these on the side (he is an HVAC tech). He was cash only.

I wasn't too concerned with the radon levels to start with, but my wife was, so that was an easy decision to get it done. The installers did a nice job of matching the vent to the color of the siding so there isn't a white PVC pipe running up the side of the house. These systems are quite common in the Philly area.

We pay $35 per cut. That includes weed whacking, edging, and blowing. It's generally 3 guys for 20 min total. Fertilizing, aerating, etc we pay as needed. The landscaper does about 25 yards in the neighborhood, so his rates are a little less than some other guys around here. We have a little less than half an acre of yard.

They'll make any color on the spot in the store. The cost of the paint will be cheaper at Home Depot or Lowes. But the quality of paint will be much better getting it from a dedicated paint store. Lowes does sell Sherwin Williams paint, but their top grade paint is a middle grade from a paint store. My experience has been that employees at paint stores know their stuff much much better than the paint department people at bog box store, so that's the place to ask questions.

Re: TV and set up recommendations for above fireplace
My tv is above the fireplace. All the wires are in the wall so you can't see them. There's enough space between the boron of the tv and the mantel to put up some decorations. It does put some strain on the neck if I'm watching tv for extended periods when sitting on the couch (it's a better viewing angle when reclining/ laying down). But the tv is unobstructed from the kitchen on the opposite end of the house which I think is a more than fair trade off.
In terms of the actual tv, we just got a new Samsung 8 series. Largest we could get that didn't hit the ceiling. There's about a quarter inch border around the screen, so it doesn't look clunky.

You'll pay less in interest, but will you be able to come up with the $10k to pay off the credit card in 18 months while still making the full car payment over that time?
I'd guess a person with an interest rate of 8% on a car loan won't be able to save enough or produce that much cash flow. And does this person have over $10k in available credit to use?

For the door try a window and siding company. I had my front door, storm door, and slider replaced a few years ago when I had my windows replaced.
Best bet for the walkway is a masonry company. Do you want it just repaired and regrouted or fully replaced? Might be hard to find someone willing to repair because it's a relatively small job but requires a lot of time. This is a much easier DIY project if you're inclined.

A similar thing happened to me a few years ago. I couldn't get the handles off and neither could my plumber. The minerals in the water can basically fuse the handle to the valve. He ended up replacing the valve and had to cut an access hole. I made a panel to cover it up instead of repairing the drywall in case I needed to get to the valve again. I don't know how much it cost because I had it done in conjunction with other plumbing work. If you can get the existing handles off, take them to a hardware store and find new handles that attach in the same manner. I wouldn't paint brass.

Re: How much sooner could you retire with NO property taxes?
Property taxes are hyper local. It really depends on who the taxing authorities are and what services are covered. Here's an example: the township immediately east of me has a police department and sponsors trash and recycling pickup, neither of which my township does. Their millage rate is nearly double mine. But aggregate of all taxing authorities, that township has only a 1.3 mil higher tax rate. Across the county, total millage rates vary by over a factor of 2. My property taxes are roughly $7400 per year for a 2200 sf house on half an acre in a top 5% school district (in the state). PA has a flat income tax, but it exempts most sources of retirement income (pensions, 401k & IRA withdrawals, etc.). That'll be nice if we're still her...

Re: Exhaust Fan for the bathroom
I installed one a few months back that I bought at Costco. I don't offhand recall the maker. It has a humidity sensing mode, so it'll kick on if humidity is above 60%. The only catch is it'll toggle on and off for multiple cycles if the humidity remains near 60%. It also has a full on mode. Relatively quiet, has an LED light. I have a 2nd one to install, but that one will be in a more challenging location, so I'm putting it off.
Replacing an existing fan is a bit easier than installing new. But you might still need to climb into the attic for one or more of: screwing the fan to the joist, connecting electrical, connecting/taping the duct. Definitely clean out the duct first before you connect it to the new fan.

Why would you pay for a refinance if the interest rate is the same? The APR considers all fees in total which you've already paid when you got the existing mortgage. You can't lower it by paying more fees. You'd be effectively getting a very expensive recast.jmndu99 wrote:Hi jadedfalcons,

How do you know it's a peak? What if that 5-10% drop doesn't come for another 5 years?

If you can do this you can probably run a gas line yourself. It'll be far cheaper than a plumber.41fan wrote:We'll remove the existing countertop, cooktop, and sink ourselves and also plumb the new sink and faucet ourselves.

Re: Best Practices for Managing Paper Receipts
I have file folders for tax and HSA related receipts. Everything else goes into an envelope. I keep the envelope for about 3 months in case I need to make any returns. After 3 months it gets thrown away. So I have 3 envelopes in rotation, but they just sit in a desk drawer 99% of the time. It's rare that I need to go back that far for a receipt, but it has happened.
