Zillow should be quoting lot size. Thats not a big yard so you can probably do fine with an electric mower if you don't want to deal with gas.

This is highly dependent on your yard and your physical condition.
For long handled hand tools however, I recommend the Bully Tools brand. They are much more beefy than other brands. I find them at my local dunn lumber but don't know if its my individual store.

How often did your friends parents go to the doctor prior to this event? Some people don't get their recommended physicals and screenings until they have a scare.

I'll be in the minority but we put everything on the an Alaska Airlines card. We probably spend 50k a year and get maybe 70k miles through various bonuses. That gives me a shot at MVP gold most years with 20k extra EQMs which is worth at least $600 a year in savings on not having to pay for Prem Econ out of pocket. The miles are probably worth about $750+ in airfare.
Then the non spend related perks are free checked bags ~$200 and companion fare ~$700 savings. Subract off the $100 a year fee
Seems like the normal amount of non category cash back is 2% which is worth $1000. I'll keep things simple and have one just one primary card.

At the top of the screen there is a drop down for "Portfolio". Select "Cost Basis". Then when that screen loads under the heading for each account there is a "view/change cost basis method" link. I haven't checked if it also allows you to change when you go through the transaction process.
Also added since the last time I looked was Highest in/First Out or HIFO. Id think this would give a similar result as MinTax if you have mostly/only long term gains but might incur more short term gains because your most recent purchases are more likely to be higher priced?

That number might be reasonable for a 200k house in the middle of Missouri but for 1mil+ in a HCOL area (i.e. no a Texas McMansion), definitely too much money to save for house repairs. If you want to do a 200k worth of kitchen and bath reno's in 10 years then yeah.
FWIW, the roof on my current house was 20k/1.4mil = 1.4%. Previous house was 14k/500k = 2.8%.

Given you can earn 5% on your money just sitting in a money market account, your "effective" mortgage rate would really only be about 2%. So its not that expensive for you to hold a mortgage for awhile if you need to.

On the other hand, some how they have my personal property limit set at close to $1/4 million. There's no way we own that much stuff, even including our cars. Mine is set to over $1 million, and there is no way to reduce it. It's a percentage of dwelling value. We don't own anywhere near that much stuff either. Maybe 15% of that, mostly my piano. It doesnt really matter what everything is worth right now, what matters is how much it would cost to get your life back together to reasonably near how it was before pretty quickly. Gas is honestly pretty safe if a few basic precautions are taken because its at such a low PSI when it comes to your house. You can stop the flow easily with your thumb. The danger is a large undetected leak but extremely small amounts of gas are detectable by our noses. If you do mess with it, check anything you touched with soapy water and smell around the appliance in the mornings or after nobody's been in the room for awhile. When we had a new gas stove installed, the tech over torqued the valve and cracked it. I could smell a faint gas smell in the mornings around the stove and when we got home from work. When I put some soapy water on the fitting it was barely bubbling. I'd be surprised if it was more than a gallon of gas a day. This ...

I'd compare the total bond market option returns vs BND or VBTLX. It should be similar. Then do the same for the international fund against a vanguard international index fund.
In general, any fund in a 401k thats low ER and an index fund will be good quality. The only variable would be the exact index they track.

Go do a quote on a single premium immediate annuity (SPIA). This is the only annuity endorsed by Bogleheads as it's sold like a commodity, has low cost and gives you monthly payments with no frills. I did a quote recently for a 47 year old male and with $250k invested, you can get $1500 a month. No renters stopping payments, no stocks giving you dividends but dropping in value and generating tax liability. You will pay tax on a portion of the payments from an SPIA, the gains. I would say that indeed, even dividend producing funds like SCHD is better than what you were getting from your real estate investment where you weren't even collecting 1% of the property value a month which is a minimum guide for either keeping or selling. To get near blackout conditions you need to use shades and curtains IMO.
We bought shades from blinds.com and they work well. Blinds.com has perpetual 40% off sales so don't rush. Light still gets in around the edges but its not bad with your eyes closed, maybe a "20 minutes after sunset" amount of light from the 3 windows in the room.

Id almost certainly flip the dining and kitchen. Thats a terrible terrible place for a fridge.
If you get rid of that peninsula then you can get a table with some leafs that can expand into the kitchen a little bit for when you have a lot of guests. Nobody cares if a dining room is a little tight on Thanksgiving.

There was an ask this old house episode on this. Essentially they added a sub panel next to the main panel where only the generator loads were on the sub panel. Then there was a transfer switch that would switch power over to the sub panel and make sure the grid wasn't being backfed by the generator. It didn't look that complicated but I'd guess a pro would charge anywhere from 2k to 5k for it.

Finding people who do good work is really hard. If its in your budget and you trust the guy, don't sweat over getting the lowest price. Yeah its a high price but not anywhere near into "idiot stamped onto forehead" territory. You wont be thinking about the cost of this kitchen remodel in 5 years if it goes smooth.

I once had a very slow radiator leak. I tried one of the stop leak tablets and it worked until i sold the car 20k miles later with 175k on the odometer.

I think the chase sapphire reserve card has some pretty good point transfer bonuses when you move chase points to specific airline systems. The system takes some learning but its supposedly one of the best if you travel a decent amount.
