Here are my thoughts... Makita and Bosch make great tools. So does dewalt, hitachi, Milwaukee. You’ll do great with either of them. Here’s a work around. A You Invest account is considered a link account. I opened a You Invest Roth IRA and transferred $20k in it from another retirement account.
Boom! Now I only keep a minimum amount in it.

I have a condo like that. You pay more HOA but the other benefit is that your vote is worth more. For example, when voting in new board members my vote might be worth a 1/2% but the same unit 20 floors above me might count for 1%.

Watty pretty much mentioned this, I would change to a traditional TSP to try and get down to the 25% tax bracket it you aren't already there and I think that would then enable you to contribute to a Roth 401k.

Check with an accountant, but if you lived in the condo 2 out of the last 5 years then you are exempt from taxes for the first $250k in gains.

You could owe taxes if your deferred losses and capital gains are over $250k.
