If this location is 'great,' and your city/town allows; switch to a vacation rental. Management fees will be higher, but you could possibly double or triple the income. Just another idea.

Vanguard does not allow new or rollover ESA's any longer. But, you could open a Vanguard 529 plan and roll the ESA's into that plan.

Locked in on a 15yr fixed @ 3.0% refinance about two weeks ago w/ Box Home Loans (They mostly do western states). No cost loan about a -1.0 point loan. I would shop a couple of other lenders: amerisave, firstib, etc. Hope this helps!

As long as your income is large enough to support two house payments you should be able to qualify with only 20% down for a primary residence to avoid PMI.
The bank usually wants to see any rental property income on you tax return to count it as income.
