The great thing is that you have the job market working in your favor. If you are unhappy or feel you were misled you can look for other opportunities.

You also have the higher salary to negotiate with.

I called Fidelity and they gave me a good run-down.

You will have a lower property tax base than a recent buyer if you keep the property. You may check to see if that is worth passing up the capital gains exclusion.

Suggest using a Total Stock Market and/or Total International Index fund as both are relatively tax efficient.

Rebalance in tax deferred vehicles to maintain AA and not generate capital gains.

Read about tax loss harvesting when you have time.

If your choices are restricted to buying CDs or paying off the mortgage, then I would pay off the mortgage at current interest rates.

I would give myself more options and utilize the taxable account for a Total International Stock Market Index at current valuations.

Financially, chances are you will come ahead by investing for the long-term than paying off that mortgage early.

I have the exact same mortgage rate. I am not going to pay it off early as interest rates are going up, inflation is starting to creep up and assuming wages follow the low mortgage rate of 3.625% is a great deal.

I would invest the money. The the higher the ratio of passive investment income you can get that is subject to the lower capital gains rate (vs ordinary rate) the better.

Agree with others who have recommended the Discover student card.

I received it as a college sophomore in 2006 and the credit I built with it helped me get approved for a home loan in 2009.

I still use it for the rotating categories today.

For someone 25-30 yrs from retirement, with <100k in 401k, with plans of maxing out 2 401ks starting later this year, am I crazy in thinking this is a good thing? Not sure if I would say it is a good or bad thing, but just that it is. It's important to continue buying on the ups and on the downs.
