I was searching for an entry into real estate private equity and came upon similar platforms as you - Crowdstreet, Fundrise, etc. Then you hear about RealtyShares going under and it makes you think twice.

My wife also has a regular Fidelity account and I too cannot for the life of me find personal performance or personal rate of return information. These are the tabs and when I click "Portfolio Positions", I don't see any more hyperlinks for the Personal Rate of Return.

Regarding the 400K outstanding mortgage that your wife had taken out. She may still be able to refinance it into today's record low rates even if it's underwater if she meets one of the following criteria: 1- She took out a conventional loan prior to May 31st 2009 and the loan is owned by either Fannie Mae or Freddie Mac. Qualifies for HARP refi, appraisal requirement is waived. 2- The loan is FHA, VA or USDA. She can streamline it, apppraisal requirement is also waived. Yeah, believe me, we tried. And failed. She doesn't meet those criteria. That is likely deductable as a business expense. Almost anyone with rental property should have their taxes professionally done for at least the first few years. Do you have any other taxable assets? The $200 (and any other taxable assets) should be used to pay down the second loan unless you are 100% stocks. There aren't any low risk bonds that yield 5%. I didn't mention that my wife bought a house before we were married. She still owes $400,000 at 5.125% 30 year fixed and we rent that property out. It's underwater so we can't refinance that one. We're using our extra assets to pay down that mortgage first. I don't look at the mortgage rate on my property as 5% since that's not our after-tax rate. We are a married couple filing jointly with a federal tax bracket of 35%. So our effective mortgage interest rate after deductions is really 3.25% on the 5% loan. We can't deduct the mortgage interest on...

Hoping to get some thoughts on this: I owe just under $700,000 on my mortgage. I last refinanced 9/2011 (Initial principal $714,000) at 4.125% for 30 year fixed. The loan to value is <70%. My FICO score is >800 and my debt to income is <20%. Never been late on any payments. I live in Southern California. I'm looking to refinance into another 30 year fixed mortgage. I know this is now considered a jumbo loan since it's over $625,500 (as of 10/2011). Both options are for 30 year fixed, $0 closing costs, appraisal reimbursed. Option 1: 3.875% Option 2: 1st Loan - $625,500 at 3.5% 2nd Loan - $75,000 at 5% Effective rate is ~3.66% I've never taken out two loans on a house before so I'm seeing if anybody has any experience with this. I'm pretty sure they will do a credit check even if you are paying cash, or at least in southern California where I live.

My father and mother-in law both bought cars in the $20,000 range in the last 5 years and paid cash - Nissan and Hyundai. Both dealers needed to do a credit check for some reason - they just said it was part of their protocol.

FYI, Amazon just announced a deal with Epix to beef up its video library. The deal adds titles such as "The Avengers" and "The Hunger Games". A little more value for Amazon Prime, and a little less, perhaps, for Netflix. http://money.cnn.com/2012/09/04/technology/netflix-amazon-epix/ Yeah, just saw this today - great titles. You have to pay to rent those two movies but there's plenty of other great movies for free if you have Amazon Prime. Like "True Grit" and "Warrior". S&P 500 Total Returns by Quarter

Anybody know where I can find S&P 500 TOTAL Returns by Quarter? Like say I want to know what the S&P 500 total return for third quarter 2011 was, where would I go? It's not hard to find price returns and you can just go to yahoo! finance and do the math yourself.

The closest thing I can find is at standardandpoors but to get historical data, you need to subscribe to one of these Index data platforms.

I was wondering what happened. I too liked looking at multiple portfolios at the same time. It's also doubly confusing because on the "My Yahoo!" main page, the funds are listed alphabetically. But when you click on the portfolio name, it has the funds/ETF's/individual stocks listed like I had them before, sorted manually.

Apparently, Yahoo is not even following the Advanced Settings under the "Edit" page. I don't have "Sort positions alphabetically by symbol" checked but it's still doing it on the main page.... Sigh.

Hi all,

My friend has his retirement money at Fidelity and is looking to open up a money market there to keep things simple. He lives in California and is at the highest income tax bracket (state and federal).

Should he put his short term cash in
1. Fidelity California AMT Tax-Free Money Market Fund OR
2. Fidelity California Municipal Money Market Fund?

Is the only relevant question here whether my friend is subject to AMT or not?

AH, there it is. Thanks! I was used to just clicking on the chart itself. I actually have to go to the left hand column and click "Interactive" under the charts.

It seems buggy though. When I put in to compare it to the S&P 500 or Nasdaq, it draws those indices only to Nov 1, 2007?!? Anyone else have this problem?

anyone know how to access the yahoo finance beta charts that were up before? it let you move the date range and compare several funds/stocks pretty easily. then they removed it as far as i can tell a month or so ago.

or can someone recommend a good website with similar features? wondering what people use to do some research.

1. I agree with edge. The conversion is a non-taxable event. I did the same conversion to Admiral shares last year and did TLH recently. You base your losses/gains on the price you paid for the original Total Stock Market Investor Share. 2. They track different indices so it would not be a wash sale. 3. A couple points. The Vanguard policy of 60 days applies only to transactions made by fax, wire or online. If you mail them a letter telling them what you want to do, you only need to wait the 30 days. Vanguard won't keep track of how you sell your shares. It's your responsibility to report it to the IRS depending on what you want to do. Taylor - the times I have exchanged out of TSM to capture a loss I was notified that I could not exchange back in for 60 days. That has always seemed to me too long to be out of the market. There is no 60 day wait if you write Vanguard a letter. You may also be able to reinvest by telephone (ask them). The 60 day period for Vanguard only applies to transactions made online, fax or wire. Like Taylor said, if you mail them a letter, you only need to wait 30 days. I was too lazy to write up a letter so I sold my TSM and bought the equivalent amount of IWV (iShares Russell 3000 Index) online. I figure the 60 days won't matter too much since IWV follows the TSM generally. Obviously, I'm not too worried about the IRS wash sale similar investment...

I am by no means certain, but my understanding is that it does not, unless you keep the shares you purchased in the 30 day period before the sale.

Live Free or Diehard, I believe you are correct now that I rethink it. I THINK I just have to wait the 30 days to buy back VTSAX after I sell it. I did however pull up the prospectus from Vanguard and in the Frequent Trading or Market-Timing section, it reads: • Each Vanguard fund (other than money market funds, short-term bond funds, and ETF Shares) generally prohibits, except as otherwise noted in the Investing With Vanguard section, an investor’s purchases or exchanges into a fund account for 60 calendar days after the investor has redeemed or exchanged out of that fund account. Looking in the Investing With Vanguard section, mailing a request rather than doing it online will negate the 60 calendar day wait. I wish I could just do it onl...

Wash Sale Period and DCA

I have a timing question regarding tax loss harvesting and the wash sale period. I have the Vanguard Total Stock Market Index Admiral Shares (VTSAX). I converted to Admiral in 9/2007 so all of my purchases now have losses in it. I want to tax-loss harvest and convert all of it to IWV (iShares Russell 3000 Index) as recommended in other posts and I believe Rick Ferri. However, I do monthly dollar cost averaging so my last DCA purchase of VTSAX was 1/4/2008.

According to my interpretation of the wash sale period, I have to wait 30 days AFTER 1/4/2008 to exchange my VTSAX to IWV. Obviously, I will have to forgo my DCA on 2/4/2008 as well.

Is this correct?

I like John's method and that is what I did when I was younger. Find a credit card (Visa or MC are good choices) with no annual fees. Preferably, you can get some points too. I use one of the Bank of America cards with worldpoints. Pay off your credit card every month.

I actually charge everything I can (even a $7 lunch at Taco Bell) since I know that I spend MUCH less than my credit limit and I will pay off the full amount each month.

Of course the hardest part for everyone is limiting your expenditures with a credit card in hand so you'll have to see how you fare. Coming to this forum at age 24 is a good sign of things to come!

I use it. My only outside accounts that I have linked are a checking account and a Scottrade account - I hold some Berkshire Hathaway shares there. I've been using it for a couple of years now and haven't had any problems.

It's a long-term bond. You're better off in short-term funds or a tax-exempt money market fund.

Joel, I am looking at the IRS publication and I think the best shot I have is the lifetime learning credit. I'm going to read through the entire thing. The other options won't work: no spouse, this may be a career change and I'm not a financial planner.

Vig, not sure aoub the license fee - will get to that when it comes around but $350 isn't too bad.

Paying for CFP program

Hi all,

I am interested in taking the UCLA 2 year CFP program. The classroom course is $4150 and the online course is $5455. Is there a way to pay for tuition/books, etc. with pre-tax dollars other than an IRA (which I am not interested in withdrawing from)? Thanks for any advice.

I also agree that you are unlikely to qualify for the Roth IRA at your tax bracket. Your option if you are not self-employed is a nondeductible traditional IRA.

Yes, the expenses are bad - I am definitely looking at just taking it all out now. Taylor recommended that I do the same. I agree burge, the ER's for US Global Investors has quite a range but I'll take a look at them too. Thanks!

I bought the annuity policy before I knew what hit me. It happened 3 years ago when I didn't know the first thing about investing and the salesman was my dad!

I contributed to my Roth IRA in 2003-2004. Since then, my income prohibits me from contributing to a Roth so I'm stuck with the original $6k until 2010 when I hope to convert my traditional IRA to Roth.
