I'm in a bit of a quandary and wondering if I am over-reacting. When my nephew called me three weeks ago and said he left his wife and could he stay with me, I said without hesitation yes. He knows he has until June 1 to find another place; I think that is ample time to find an apt. In the meanwhile, he is scheduled to fly on business next week to meet a new client and they are changing planes in Atlanta. The trip is not going to be canceled unless the client cancels it. I'm a bit freaked out about it and in fact and up awake now. I'm in the elderly age group and am allergic to many of the medications used as decongestants (a simple cold for me is a week of sheer misery). With the low balance, are you able to pay it off? That's one way to avoid confusing interest owed numbers :happy
We definitely considered paying it off. But since the rate is so low, and the interest is deductible, we are focusing on paying off an auto loan with the same rate that isn't deductible.

Now your balance is going down each month.

You are paying daily interest, not monthly interest. There is an extra day in July so you have to pay an additional day’s interest in August. That is why interest went UP in August.

I'm thrown off by this calculation for our recent mortgage payment. Shouldn't the principal amount (amount of principal being paid) by going up and the interest be going down?

Florida slip & fall advice? Helping my parents

My parents are in their 70's and they bought a house in Florida in early Summer 2017. It had been a lifelong dream to have a house in Florida. 3 weeks ago they entered a grocery store and walked through the produce aisle where there was water on the floor. My mother fell and her kneecap broke in half, and half of the half shattered. She required major surgery and is now going through physical therapy. She can not walk on her own and is in pain. They were burned by an attorney in the past and are hesitant to trust an attorney. I am trying to help them as much as I can. Thank you all for your comments! If I do pursue furthering my education with the purpose of working in the legal field, I would go the route that one wise post suggested and get certified to become a paralegal. Being a paralegal would fulfill what I am interested in doing, while keeping qualification costs low. Thank you so much for your input!

I had a rental property and really enjoyed going over the contracts involved. Sales contracts, rental contracts, etc. I love rules and laws. The order of them makes chaos into manageable bits.

Would you buy this house in a flood zone? HELP!

Hello wise Bogleheads! We are looking at a house that is in a 100 year flood zone. FEMA said that it means that there is a 1% chance annually of a significant flood. The last time that this area flooded was 2009, and the township improved the drainage, and supposedly there has been no significant flooding since. Other houses on the street have sold recently, and one only 4 doors down is currently under contract. We will be paying cash but would still like to carry flood insurance. We found some reasonably priced flood insurance for $600 per year. We really like the house and neighborhood! The schools are great as well. Would you buy such a house? How bad is the flood zone for potential resale in the future? Any advice, suggestions, or exper...

A local community is having a duck race for the 4th of July! Here is the info: "Three separate races limited to only 20 ducks in a race for $100 per duck! The winner gets $1000!" So, I read this to be a total of 60 ducks, in 3 races, with a final race of 3 ducks. I emailed the race hosts to confirm this. Would $100 be a fair bet to attempt to win $1,000 in this case? ***New information from the race officiants: We actually are only going to have 2 races but yes. Each race winner would receive $1000. Not galleries! They are highly priced. Check the website "auctionzip. com" for auctions in your area. You can find great antiques, paintings, etc. for a fraction of retail. Takes some hunting, but it's the thrill of the hunt that makes it fun!

I've bought and sold antiques and art for years and have sold at some of the larger and more prestigious auction houses. I was also on the Antiques Roadshow. Many have said this, but just buy what you enjoy and won't regret spending money on if it's worth nothing. Perhaps it might go up in value over the years but perhaps it won't. If you are bidding against dealers and learned collectors, you don't really stand a chance on getting an incredible find.

Congrats on such an enviable situation! You've worked hard to get here.

I would ensure that your emergency fund is 6 months to a year of living expenses. I wouldn't worry about paying off a car loan at .9% if having it doesn't bother you. I would then fully fund the college funds for this year, max out retirement for you and your wife, and then use the money left to pay down the construction loan.

Pros/cons: Paying the construction loan off with the money will save you thousands in interest. Not paying it off could result in investment gains from the money, but that's not 100% guaranteed. Paying down the loan will cause you to pay off the mortgage sooner.

I see many pros and not a lot of cons.

No one can give you a specific dollar amount of how much you need in order to retire unless you share your expenses, debt, annual spending, etc. I've heard that 25 times annual spending (or 4%) is required in order to generate enough income for retirement. Hubby has a governmental 457b and will be leaving his employer in the beginning of June. I understand that you can take the money from a governmental 457b without the 10% penalty when you leave your employer, but is it necessary? If so, how best to do so? If not, what is the process? I would sit down and review all finances and accounts. Decide monthly spending money and who will pay bills. Hubby and I have "house" accounts for our combined bills and then we each have our own checking and savings. It's nice to have your own money that no one else has a handle on.

Options & freedom. Your children : They are young. As they get older, you will want to provide other things for them. Activities, college, weddings, etc. If you have money, then you have the option and freedom to do that. Employment : It might not be something that's always enjoyable. I was on hold about the same concern and gave up holding after 30 minutes. I am also assuming that this is a typo and that the letter sent out on January 4, 2016 was referring to 2015 instead of 2014 as mentioned in the letter, as I already filed for 2014 and didn't have a security breech until 2015. Anyone have an update about this?

And now for something completely different... Here's my idea of what I'd do with the 100k in your situation. I would follow your #3 idea and then expand on that. Use the 100k to pay down the rental with the 4.25%. Then I would seriously pound away at that mortgage, budgeting and saving to do it, putting only the match into retirement and putting the rest of all money towards the rental mortgage. Currently you plan on paying it off in 11 years with the 100k payment, but I'd flog that mortgage and get it paid in 3-4 years. Then I would take what I was paying monthly on that mortgage ( $1,300) and pay that amount, and the income from that property,(probably around $2,300 monthly after expenses) on the other rental until THAT mortgage was paid ...

$100 security deposit is low. I'd wait and see what your wife says after the walk through. Then I'd write them a letter saying that your apartment only had normal wear and tear and that you want your $100 back. In order to send you to collections, they would need a judgement. So they can't do that unless you go to court, where you can also say that you want your $100 back. I wouldn't file on your own because then you pay the filing fee. Check your lease for a clause on who pays court costs. PS: I am not an attorney and I do not play one on tv.

I would go on one of my favorite recipe sites allrecipes.com. They have the recipes rated, with comments, so you know which ones are really good. They have a few beef recipes and one of my favorites, broiled parmesan tilapia, that you can even leave some ingredients out of (except butter, parmesan, and garlic), or substitute, and it turns out delicious. I normally serve that with rice and it's always a hit with my husband. SO EASY too.

PS: congrats for being ccard debt free! And I second the opinion that you should ditch the financial advisor and call Vanguard. If you call them then they will walk you through transferring. Their fees are ridiculously low compared to what you have been paying. BUT, congrats on investing that much! That was admirable! Just a tweak by moving the funds to lower cost options will save you plenty over the long term. More money for YOU and not your financial advisor!

If I may, 2 things that will significantly reduce your monthly spending are to use the expected 200k inheritance money to pay off your mortgage. Then set the rest of the money aside so that when your husband's auto lease is up and buy a vehicle instead of leasing. If you eliminate the mortgage payment and car payment, your budget will change dramatically.

You CAN semi-retire. Very easily. There are areas of the country where you can live so inexpensively. Not Malibu, as you mentioned, but good, enjoyable places. You have enough money set aside and plans to grow your consulting. I think that you are wavering because you have the opportunity for so much more money by going overseas, which is quite an opportunity, but that's really not what you want to do. You describe it as "stressful". You have worked long enough and traveled so much (I really envy that) that now financially, and emotionally, you can live here and decompress a bit. Our decision to have kids wasn't a financial one. We met when I was 30 and dated for 2 years. Then married for 1 year. Then got pregnant with our first. 3 years later with our second.

In certain ways, it's nice to be an older mom. But I am 41 and my almost 4 year old could technically be my granddaughter. I wish that I had my younger self energy for her. Kids are draining sometimes!

You are fortunate to have met your wife so young. Don't worry about having everything 100% ready. Just develop a plan and go forward.

And don't buy a bottle warmer. They are a waste.

The other case is someone recording a deed to your property in their name, and then taking out a mortgage on that property. It's a bit more elaborate, in that the perpetrator must also get a notary to go along with the scam. Identity theft: Occurs when a person assumes the identity of another and uses that identity to obtain a mortgage without the knowledge or consent of the victim. In these schemes, the thieves disappear without making payments on the mortgage. The schemes are usually not discovered until the lender tries to collect from the victim, who may incur substantial costs trying to prove the theft of his/her identity.

I hadn't heard about his until today!

"Mortgage fraud is on the rise, according to the Federal Bureau of Investigation website, which shows the number of mortgage fraud suspicious activity reports increasing from 46,717 in 2007 to 93,508 in 2011.

Property fraud can occur when a scammer records a fake document in the county land records office to make it appear your home or property actually belongs to him, which would then allow him to take out a loan on it. With, you can probably assume, no particular intention of repaying said loan."

I signed up for alerts to this, but hadn't heard about this before. The lengths that people will go to in order to steal money! It's so necessary to protect yourself.

Take it easy! There is NO ONE who knows their job when they start. No one. You learn. Let's develop a plan to get you ready for this job. It's important that you learn the rules for assessing. In our area, if the assessor increases the value of the property more than 5% from the previous year, they need to provide evidence for that at a hearing. You only get a hearing if you contest. Read online and find out what the rules are in your area.

I read your post yesterday and thought about your situation. I am a stay at home mom of 2. You have gotten a lot of great advice so far. Your main advantage to staying in your current home is the parents living directly across the street. Moving away into even the perfect home would be not worth moving away from such trusted,loving help being so close. With 5 kids, your wife needs the extra hands. And what a wonderful thing for your children to have their grandparents so close! I am envious. I agree with so many others and I would redesign your current home to suit your needs. We do beautifully on one income. It depends on your priorities. Hubby even plans on retiring early. My focus is on the kids and on running our house like a business. No unnecessary expenditures & maximize spending. I estimate that I made $27,000 last year net, and I didn't work for an employer or bring in a dime in income. That's from me saving us money and managing our finances. I just talked in another thread about how my friend had no idea how much she spent on groceries, and it turned out to be 1200 monthly.
