We are empty nesters with young ones settled in NYC. We live in suburb about 40-60 mins from the NYC and visit city almost every weekend. Life in suburb is quite monotonous specially from DW point of view. At present, we both work from home 3 days. DW keeps bringing up either move to city or next to it (Hoboken/JC etc). Our work places are near public transports and I can change work location if needed. Some benefits -Public transport in/to city -More places to go (either walking or public transport) -NYC/Hoboken/JC are more lively. Minuses -Our current house doesn't have mortgage. A friend had an issue with his New York state taxes several years ago (he was a part year resident). NY thought he should have been filing something different than was filed for a 3-year span, and sent a few notices directly to his CPA, copied him. Friend thought it was all being handled by the CPA, and that it was just a paperwork error. The CPA (not a great one) missed or ignored the notices. My friend finally realized there was a real issue when his bank accounts were all frozen (initially thought he had been hacked), and he received a letter notifying him that tens of thousands of dollars were going to be withdrawn from his account on a specific date. But again I would be somewhat puzzled by anyone who knows NY well that would put UWS high on any measure of 'neighborhood character', for real not via impressions from TV/movies. I would just assume the new owners are not interest in selling 2 years later. It it a pain to move, and they just moved in.

Work from the presumption that you can't buy the house back even if you want to, and make a new plan from scratch. If that neighborhood or home style happens to make sense as part of the new plan, you can reach out to those owners on the chance they want to move, but also start looking for similar houses that meet your new criteria.

I would be concerned about a delay in their other closing. What if it gets pushed back a week or two after you've already closed? Or something falls through with their loan and they can't close on the new home? Do they have a plan B for their stuff?

Sorry to necro this thread but I figured that I would share an update for others who search and land on this thread. I was able to convince the sellers broker into letting me speak directly with the developer/seller. He had reasonable answers on renting versus selling. He said that his main goal was to sell units almost always unless the market turned sour in which case they would convert to rentals. He also said that he had 3 other units with contracts out and was retaining 1 unit for his partner/his own usage. This helped me mitigate my major concerns which were whether or not he would aim to sell units and whether or the loan would be conforming. Based on my experience owning a co-op in Brooklyn, it is probably going to be near impossible to get a traditional mortgage if the sponsor retains full control of the building, and rents out the other units. Since you don't need a mortgage it may not impact you, but will impact resale.

Also, if the sponsor decides not to maintain the building well, and cheaps out on repairs and infrastructure investments, you will have no recourse, and again, this would impact resale.

Agree that levels vary from company to company, but assuming titles are equivalent: (1) Hiring managers don't like to promote people--as a general rule, they are risk averse. If they have an open role at a VP level, they are usually looking for someone already at VP level w/industry experience. (2) Even though your functional expertise (corp fin) is portable, again, hiring managers prefer to hire from their own industry. Why would they offer a VP position to someone who is a Sr Director, and doesn't work in their industry? They likely have plenty of internal candidates (and candidates from direct competitors) who have more relevant experience and would be safer to promote than you, as an unknown commodity. Ours was just sold again also. It is irritating to deal with--I feel like there should be some de minimus transaction fee (or other cost) the banks should pay borrowers when they are buying/selling servicing rights. Even if it is just like $20 to acknowledge the time and inconvenience to the borrower. Creating new logins, re-sending insurance contracts, fixing the initial onboarding glitches. Many of the banks charge ticky-tack fees to the consumer for activities related to their mortgage account, not sure why it couldn't go the other way too.

I agree with the advice not to leave your current role until after you have started looking for a new one. The big challenge with seeking a new job while unemployed is that all of your interviews start off with you in a defensive stance. As you can see from this thread, (at least) half of hiring managers would never leave their current job without a new job lined up, so they will not be able to relate to what you are doing. This makes them question your judgement and they will wonder if the real issue is that you have a poor work ethic, are overly emotional, etc. They will be looking for additional red flags the entire meeting. Just wanted to add that with a short timeline the 529 can also be more risky because if there is a market downturn and losses in the account, the losses are not tax deductible in the same way they would be for a regular taxable account. 529 losses are only deductible if you liquidate the account as a miscellaneous itemized deduction on Schedule A (over 2% of gross income), but currently those write-offs are also suspended through (at least) 2025.

So you'd get minimal tax upside on growth, but definite downside if there are losses in the account. With a short timeframe, I wouldn't bother.

I have never needed a medallion; strictly done ACATS online. In general, it is smoother to have the receiving custodian pull the assets from the old account, rather than have the existing custodian push them to the new account. The receiving side has a vested interest in getting the assets over seamlessly, and they can let you know what (if any) documentation to fill out.

Since I am not travelling right now, I have just been stockpiling points. It had been over 4 years since I received my 100k CSR sign-up bonus, so when my card came up for renewal, I downgraded it to a Chase Freedom. One month later I signed up for a Sapphire Preferred and got a 60k bonus (I believe the offer is up to 75k now), and moved my points back over to that card. I will use that for a while as it has a lower fee (and no authorized user charge), and many of the same benefits as CSR. Will re-evaluate once we plan to start booking travel again. I separately use an Amex Gold for dining which is always 4x points.

I am surprised TurboTax is not creating Estimated Tax vouchers for you to send quarterly to the IRS.

Regardless, your tax due and tax withheld are not in alignment, so you have the option of continuing to pay the lump sum in April each year (hopefully without a penalty), or paying quarterly estimated taxes, or increasing your withholding through HR on your W4 to make up the difference if it is consistent year over year.

I would write back to the email that you are happy to have a conversation about compensation, and try to schedule a phone call. In most negotiations, it is better if you are not the first party to give out a number.

"I am very excited about the opportunity, but my primary focus is on taking the right next step in my career. I am looking for compensation competitive for the market."

If pressed for specific numbers again:

"I'd rather not disclose my current compensation as it is private between me and my current employer, but if you can share the budgeted range for the position, I will let you know if I am comfortable moving forward in the process."

From the perspective of someone who advises grad students at a top university: If he has a good full-time offer at a tech company post-undergrad, I would recommend he take the job and wait to apply for the masters. (1) Most people get more out of grad school academically after being in the "real world" for a bit, (2) he will better understand the value proposition of an MS for his intended career path once he is in the workforce, (3) if he hates his career, grad school will give him an opportunity to reset, (4) work experience is generally seen as a positive when applying to terminal masters and should make his application to top schools more competitive, (5) his employer might offer to pay for all or part of it. The stock market closed after 9/11 because most equity trading was physically done at the NYSE and AMEX stock exchanges, which were nearby the world trade center, and in an unsafe area after the towers fell. Subways weren't running there, and parts of downtown were only open to first responders. Trading wasn't stopped due to panic or a fear of recession.

Since everything is electronic now, I don't think they would need to shut down even if a number of people were sick. Probably more likely to close due to hacking/computer virus than coronavirus.

Planning to refinance my 20yr 3.5% loan to a 15yr term and I have 2 options: 1) Refinance with new bank @ 3% with ~ $3,200 closing costs rolled into loan (+prepaids paid out of pocket). 2) 'Rewrite' with existing bank @ 3.125% for ~ $2,200 fee, no formal closing just sign some paperwork (paid out of pocket) Using a simple calculator both options save me ~ $50,000 in interest over the life of the loan. I'll be in the house for several years then renting it after so my ~3-5yr payback on fees/closing costs is worth it for total interest savings. Looks like option 1 saves me about $2,000 more in interest over the whole term. I would recommend focusing on your wife's 401k and having her contribute to the max there before contributing to your 457, particularly because she doesn't have a pension or significant retirement savings of her own. There is an argument to be made that you should start adding to Roth based on tax burden in retirement, but I don't see why you should be loading up all your retirement accounts when she still has space to contribute in hers. After her 401k is maxed, I would max Roth IRA's for each of you, then I would use the Roth 457 space.

Looks like his take-home pay is about $500 more per month than his expenses (which goes up to $800/month excess once your other brother is employed again). As long as he is able to keep his expenses down, he should be fine, especially as his income increases (not sure where he is in his career trajectory). I would just keep chipping away at those student loans each month, applying all his excess savings there. $8000 is not an ideal emergency fund, but probably enough for now (especially if parents live nearby), and beginning to contribute to 401k will help with setting up the future. If he can manage through the next few years and continues growing in his career, he should be totally fine. I would disagree with the 2nd job advice - you can ...

Southwest doesn't have a policy for or against saving seats. They've been very clear that it is neither prohibited nor encouraged. So it isn't against the rules to save seats, which is why the flight attendants won't step in unless seating issues are causing a disruption.

If you want to simplify the accounts, I would roll them into your current Vanguard 403b rather than an IRA so they remain accessible if you decide to retire at age 55.

I don't know the answer, but there is a question you should ask and research before making your decision: what about job satisfaction, compared to other teaching-related work? What are the students who enroll in test-prep programs like? Are the motivated, or unhappy? What do you need to learn yourself? Test prep seems like the ultimate extreme of "teaching to the test" with the minimum of opportunities to be creative, to inspire, and to individualize instruction. And you probably need to have a very detailed and specific knowledge of the SAT test itself , not just the general subject areas. A while ago I was considering moving into teaching, but after some thought, I think opening up my own test prep business might be worth considering too. The initial start up costs are low and I can fund it with cash. Worst case, I lose my initial investment. My projections include actively teaching perhaps 3-6 hours a day except Sundays while allocating maybe 5-10 hours on miscellaneous (billing, marketing, ??). The risks I see that it’s a competitive and saturated market, but I think I have the connections and real results from past tutoring (think scores improving by 10-40%) may give me a good chance to succeed. They are offering 2,000 bonus points (that's $40) if you add an authorized user before Nov. 15. The fine print says all they need is legal name, D.O.B. and SS # for the user, and I have all that. No mailing address requested since the new card with their name comes to my address, not their's. Even tho Fidelity is not given a current mailing address they could easily find it out. They have enough to run a standard credit bureau check. They don't indicate anywhere they will actually do this. But that is no guarantee it won't happen. We may sell a car (we have a AWD SUV which I don't think we need in San Diego) but again want to make sure we don't go crazy, it is paid for, 5 years old and in great shape. Isabelle we are in a similar boat my husband is looking at houses a lot bigger than what we have now which is a discussion right now. I am worried about lifestyle creep. I am debating renting (move twice pain in the rear) and buying. I will have about 8 months of commuting when I can check areas out BUT living in a place is different from visiting it. Thanks again, I know it is a luxury to be in our position and I am very thankful. If the company is willing to transport the car, I'd let them. No, I do it the next day or soon after but that's not the issue. I want to check them all at the SAME time while I'm on the computer and while I have my checkbooks out.
Can't you just check them all once a month after the date of the final interest payment?

Is it possible they didn't properly record a payment over the summer, and are applying everything as if it is one month late now? I suppose, but I didn't get any notification of anything being late. The statements don't reflect anything being late. I haven't got the Oct statement yet. The last statement dated 9/4 says $1418 due 10/1. Their site shows a payment for that amount on 10/1. That's annoying. Sorry. Our mortgage servicing has been sold 2x in 3 years, and it is frustrating as a homeowner not to have any control or say in the process. The 3 servicing companies we've had (2 mortgage companies, 1 full-service bank) have had totally different systems, varying levels of sophistication with the website/payment options, and have ranged fr...

Dependent care FSA is different from healthcare FSA. With dependent care, you can only use it as it accrues each month.

For both there is often a grace period for filing your reimbursements, however the service/purchase must have taken place before your termination date. So if she knows she's leaving in October, spend the money before the last day.

Teaching at the K-12 level will depend on local regulations. Some will simply require passing of certain test(s), others might require a specific path to get a teaching credential. Some might not require anything. I would explore requirements for the school district and state that is targeted.

At the community college level, in most cases a PhD is more than adequate (often a Masters fine) to start teaching as an adjunct. Again, I would reach out to the CC of interest to understand where their teaching needs exist (many will post them on their website).

Definitely your fault. What if they braked at the intersection because a child had darted into the roadway? They would have managed to stop in time, and then you hit them from behind. You always have to be able to stop. Also, it isn't clear from your description if they were using cell at the time of the incident, since you describe them leaving the car talking on the cell. Unless you have clear dashcam footage or proof otherwise, it is possible they immediately called a parent, insurance company, etc., after being hit, and then exited the vehicle on their phone.

Folks, Need some help and your wisdom. Should I give a 2 weeks notice before leaving a job or just tell my manager on the last day ? I worked for a company for 8 years and recently they outsourced my role to another company and fortunately I got a new job offer. With this new company, I don't have any PTO time accurate yet but I do have a international trip to see my folks back home for 10 days just prior to starting my new job in the new company. I cant change my international trip else I will loose 1.5K airfare. Question: 1. Should I go for my trip and then tell my manager on the 2 days before my last day at my current company ? 2. Or, Should I tell him now which gives proper 2 weeks notice (with potential loss of 10 days of pay approx. ...

If I am the president of your company, I am probably worried that you have some sort of mental health issue. What you are doing is not typical behavior, so he is probably thinking about the risk to the firm and possibly the safety of other employees. Hopefully nothing you've written is threatening, or could possibly be perceived that way.

I would also be concerned that you might use a similar email account to communicate with competitors, sell trade secrets, talk to media, disparage company executives/projects to clients, etc.

Since you don't seem to be happy with the organization or your role in it, I would stop contacting this person and search for a new job. Definitely recommend saying no in-person meeting.
