Congrats OP, you've done very well. You're 37 and no dependents. Are you considering starting a family in the next few years? I would think that would be an important thing to consider. Also, how the heck are you only spending $50k/year (which includes rent) living in CA? Good for you man, I'm impressed and a bit jealous! I'm interested to see what you decide. Re: Choosing a specialist for a dental procedure

If you trust your dentist, trust his referral. He will send you to someone that he trusts because he will be the one that ultimately has to restore the tooth (ie make the crown -- the oral surgeon will place it, then the dentist will make the crown for it months later once the implant integrates with the bone and its stable). Your dentist will use someone that he trusts will do the procedure well because if it's placed poorly, it makes his job so much more difficult. Keep in mind that he sent you to the endodontist and that specialist was honest with you (the tooth could not be saved -- he did not try to be heroic and collect a fee only to have it fail later, he did what was right, no?). In summary, trust your general dentist. He refers out...

You can also get interlocking rubber tiles that give a nice, finished look. I was looking at these:https://www.americanfloormats.com/fit-l ... ber-tiles/
I ended up finding some similar ones on local Craigslist for a fraction of the price. It's always better if you can get these locally because they weight a ton and shipping is expensive. If you end up getting those horse stall mats, you may need to leave outside or in garage for a few days to help the smell lessen some. They can have a really strong rubber smell which is not nice.

Re: Need recommendations: Sawzall (Edited from chainsaw)

I would consider a corded reciprocating saw (aka sawzall) from Harbor Freight Tools. If you’re only going to use it only 1 hour per year (your estimation), you could get something safe but powerful for fairly cheap. Why even mess with cordless if your have power hookup available? No need to plan ahead and charge batteries after storing them for the year (unless, of course, you have a battery ecosystem you already use often enough). Just plug and go. No worrying about battery dying before completing the job. I don’t think you need to spend for the top-of-the-line for a limited use job like this. Harbor Freight has a couple options that would probably work fine, imo.

I have my HSA with HSA Bank and I use the TD Ameritrade option to invest as well. I keep about $3.5k in the bank account because I do use the debit card for prescriptions, co-pays, etc. I keep the balance over $3k so that there is no monthly charge, although I think it only comes out to $24/year I believe if the cash balance drops below $3k. I should maybe keep only $1k or so in that and invest the rest. Anyway, I have all my investment account in VFIAX (S&P 500 Index). I'm on a little shorter timeline, maybe 10-15 years when I expect to need it, but VFIAX works for me. As far as when to buy, what I do is usually purchase every 3-4 months which, in my case, is when I accumulate approx. $1,000. I really like the Ameritrade option to inve...

Sorry to hear this about your friend. It's admirable that you are helping.
I'm wondering if he simply had to change his beneficiaries, and this done fairly quickly with the help of the friend, what are the chances that it's challenged by the ex-gf? We don't know how long ago the relationship ended, but one would assume that the ex- would probably not expect to be a beneficiary if they are no longer together. You never know how people are when it comes to money. Maybe they feel owed something. This whole situation sounds quite tragic and a reminder to have your ducks in a row because life can throw a curveball at any time, to anyone. Keep us posted OP.

Even before I entered my info, they (a bot) offered a promo rate of $8/mo for renewal. I declined and a live person got on the chat at which time I said I was cancelling my plan. They offered my a rate of $7.27/mo ($5.99 + $1.28 music royalty fee). This is for the Music and Entertainment plan (Tier 2?, no Stern). I asked if they had a better rate, as that was too much :D . He came back with $6.06/mo. ($4.99 + $1.07). This is the monthly rate for a year, can cancel anytime. One year total is $72.72. I took it. This was super simple and literally took 15 minutes of ...

Re: Leaving for a week: shut off main water supply?

Possible stupid question: To shut off the main water to the house, are we talking the water main (from the muni water supply, in-ground) that requires a long shutoff key? Is there sometimes a main shutoff valve in the house or garage that does this? Forgive my lack of knowledge but I don't know. I've turned off a water main (located in ground, on the front lawn between the road and the house) to change out a toilet and valves, but it sounds like a lot of people simply turn a valve somewhere in the house. Just curious. Thanks!

One in the kitchen (kitchen specific, purchased at Home Depot), it's smaller and I keep it in the cabinet under the sink.
2 others (1 in garage (mounted on the wall by the door) and 1 upstairs (kept in closet)).
I have never used them, but they are quite inexpensive and I would feel horrible if I didn't have one to put out a potentially life-changing fire because I didn't spend $20 on a safety measure.
Home Depot has a good set of 2 for around $30. Do it.

This is a good option if you will only be doing this 1 or 2 times. If you will be travelling more in the future with the bike, look into a good case or a travel bike (Ritchey Breakaway or an S&S coupled bike).

I installed a 1 1/4'' hitch on my 2008 Acura TL for the sole purpose of using a rear bike rack. The smaller hitch was more discreet, which is what I wanted. I did the install myself with the help of YouTube and it was surprisingly easy. I use a 1UP-USA rack for 1 bike and that was fine. I now have a Toyota 4-Runner and it has a 2" hitch, so I purchase an adaptor and it works fine. I think you've already made your decision (to do the 2" hitch) and I think that is a great choice for a Subaru. Plenty of room and a stronger hitch, which is ideal assuming you may take the car offroad some with bikes in tow. Did you have a particular brand of rack you will use? If not, I can't recommend the 1UP-USA rack enough. It is a solid piece of eq...

Chipperd, you're thinking like me here. The house was listed and advertised as having a central vacuum system. The seller's disclosure says the system works, no issues. I checked it at the walkthrough and it turns on, but barely had any suction. Like I don't think it would hold a piece of paper. It certainly would not work if one was to try and vacuum a hardwood floor, the suction was that low. So the system is not as listed or disclosed. I do agree that EVERY feature listed has monetary value, if not why list it or disclose it as a positive? You wouldn't list a house with solar panels and say "features wonderfull, non-functional solar panels on the roof!". As far as doing the final walk through several days before closing, I simp...

Re: About to close on house - did not notice several dead trees need that will need removal. Any thing i can do?

Quick question for the group as even though I've purchased homes, this question popped up in my mind based upon the OP's post. If, what the majority are stating is correct, that it's to late for the OP to have much say about the tree issue prior to closing, what is the purpose of a "final walk through"? I've done those and never noticed anything, but curious as to the rational for a final walk through if there is really nothing that can be done about issues noticed on the final walk through. Or am I over generalizing the tree issue vs something more serious like a flooded basement on a final walk through. Thanks in advance. Hi Chipperd, OP here. Good question. One other thing that popped up during the "final walk through&quo...

There is a Seller's Disclosure and I attached a copy of it (this was how I received, filled out and signed by the seller). The area at the bottom right is, I assume, where you would place this information. Image attached is just the first page of NV Seller Disclosure Form. Do you additional pages? If not, this would surely be an alarm to raise with your realtor. On second page, #11 is line I quoted above. Your basis would be that a "materially affects value" concern that was known to Seller (arborist card) was not disclosed. Third and fourth pages detail all the legal rights and obligations you, as Purchaser, and the Seller have as well as limits of responsibility in NV re Sellers Disclosure. There are the additional pages. For #...

Rip off price in my book. You might take a course in using a chain saw to fell trees. But it doesn't read like there is an immediate need to remove the trees either.
I appreciate your reply livesoft, but these are 3 large trees. One is probably over closer to 30-35 feet high. It's close to the property line and other structures. I am pretty handy, but this not simple chainsaw job. Maybe for you or a lumberjack, but this will need a professional and they don't come cheap here. Again, I appreciate the help, but for this instance, assume that a professional is needed and it'll cost at least $6,000 once all is said and done.

I think it really depends on how much you want to disconnect from your phone screentime. I totally understand the desire to reduce wasting time looking at frivolous stuff on the phone, so I think getting an Apple Watch with cellular service could be a solution. That would allow you to leave your phone behind completely, yet still have the ability to take calls, text as needed, but reduce "surfing" time. I have considered this, but not done it yet. I would assume you would need AirPods for quality phone conversations (vs. using the watch's built-in mic and speaker only). I also don't think you will waste time looking at the Apple Watch screen like you would with an iPhone, it's just too small and not ideal for that. Maybe I'm wrong...

Or an E-bike. There are lots of cool options out there that are ulitarian and will be better for your health and pocketbook. 1,000 miles/yr is quite low and if you do decide to stay with a car, I'd do what others have said and repair the one you have instead of buying a new one.

Re: High Cost Once-in-a-lifetime "Vacation"

Do it! That is an expensive trip, but it sounds awesome. Do you care to share more about the trip (duration, outfitter, etc.)? I would love to know more. I am always in favor of experiences over buying more stuff.
