Re: Is it worth it to use a realtor?
We listed our old house for sale...we have built a new house and once we were all moved out we listed out old home for sale. Realtor that we have used many times in the family suggested getting a home inspection done on it to see of there were any issues that needed to be fixed...we did that they found a couple of small issues that were mostly new code things and we got those taken care of in a week by son who is general contractor. We then hired a cleaning company for a couple of grand and they pretty much got it ready. Realtor told us she had a couple of people that she had in mind that had been looking for something like we had and if she could pocket list it for a week and sold to one if them she would do it for 2.5% . Gave us some comp...

Re: Bad Work Situation Pushing me into retirement.
I guess my old school thinking is this...find a new job that you like that will support what you want to make and just move on. Dont be mad at your present employer as who knows what behind all of this. I cant relate to being able to work from home as none of us in my family have jobs like that...we fix cars, human beings, teach little kids, build homes, things like that...but..I get it...with a small family like yours I would not be able to sleep at night without having a plan in place, but thats jist me. The whole financial end of things I got nothing...but basically like is too short to miserable. Find a new gig and move on. Dont burn bridges but do it...

I took ours advisor out to lunch. I told her to her face that her service and work had been appreciated but after careful consideration we had decide to make a change going forward. I said honestly I think your company is a good company and you are a solid but this lunch is one me and I wish you nothing but the best in your business. She had us in 30 odd funds and we were able to get that back under control in about a month with 4 ETFs and a few stocks that we still hold due to the gains in them. I got a very nice email from her a few days later and she said if we ran into any issues with the moves or tax time to let her know and she would be more than happy to help us. Re: thinking of buying a motorhome
My first question for you is how good are you at repairing things? I We own a 1991 Prevost Motorhome with about 385K miles on it. It is built like a brick. We have used this thin to travel and tailgate in for years and years,,,followed our kids though college sports and all over the USA..I would not trade a second of that time for anything. That said...I am mechanic and thats what I did for a living so fixing it was fine for me...for you its 150-175 per hour and hope it makes it to the shop cause tow bills are nuts. If you have the cash, cool...if I were you I would start by renting. Dont know a thing about the non US brands...but nothing is cheap...and they ALL break,,,some a lot...good luck!

Well you got 225-250 ish retail in the parts alone...and its about 1.5 hour job on book so the shop is pretty fair in their pricing...give them a shot and see what they got..could be a few things...should be a simple fix.BogleMelon wrote: ↑Sat Mar 18, 2023 6:25 pm2016 Mazda 3Johny Fever wrote: ↑Sat Mar 18, 2023 6:18 pm Dont know what kind of car this is but $360 for pads, rotors and labor is a very fair price. Re: Is it worth it to use a realtor?
Hello. My wife and I are looking to accomplish the following: 1. Move out of our home into a rental home (SFH--we have 6 in our family); 2. Sale of our current home (SFH in an area that is no longer desirable to us); and, 3. Following the close of sale on our current home, purchase and close on a new SFH. So we have basically 3 real estate transactions that we are looking at. It will be very expensive and surely a bunch of headaches. Is it worth it to engage a realtor before undertaking something like this? Do they actually add value? Previous experience with realtors was poor. While they did take the time to facilitate showings, the showings aren't very helpful, and we wound up somewhere that was not a good fit for us. I just don't think ...

I’m truly curious. For those who have had excellent results with their agent, please share how you found and vetted them. We will be market in about 1 year and would like some direction in finding an agent that is worth their fee. We have a great realtor..she has worked with us on about 8 different deals for either my wife and I or our children and their spouses. We found her to be completely honest by interviewing about 6 different agents 20 years or so ago when we were selling a home. We had each one come over and tell us what they would do to market our house, what they thought the listing price should be, what their annual sales volume was, what company they worked for and all that...2013 was a rebound year in the market and we wanted ...

We helped pay for all 6 of our kids...differing amount due to scholarship levels and such. Two were on full rides for athletics, two had some scholarship help for either athletics or academics. We also paid for grad schools, med school and PA school. Our deal was work when ya can, if ya can and just get it done. We didn't have many talks about grade points or specific data points. Football kids had enough direction from coaches and same with our gymnast daughter. Academic kids knew what it took to keep the scholarship. All worked in the summer either on the farm, waitressing, whatever they could get. Summer Nanny, coaching..you name it...it was just an expectation that you work, you study, you grind, you win. Maybe we were lucky as hell but...

Re: Are Douglas Tires by Walmart any good?
I've driven with Solar, Milestar and Douglas. Good experiences with all three. Probably average around 30-40k miles for each set and paid about 50-60 a tire. Never had any balancing or premature wear issues, unlike my Goodyear Reliants or Viva 3s. Solar has probably been the best of the bunch. Douglas had good traction but wore the fastest. Milestar lasted well but seem to be a little harder and sacrifice some grip. If money is plentiful, sure...get the Michelin ones and you won't regret it. Michelin defenders were the best tires I've ever used. One tire that is actually pretty good as a house brand is the pathfinders or Arizionia made for Discount Tire company. I have worked on many of these tires in our shops over the years and they are ...

In light of this recent banking news, I am quickly looking into trying to transfer my money out of a bank. only two questions are: 1. Is your bank FDIC or NCUA (if credit union) insured? If you don't know, what bank is it? We can find the answer simply online if you tell us the bank name. 2. do you have more than $250,000 in your bank? If the answer to #1 is yes, that's good. If the answer to #2 is no, then there's nothing to worry about. If the answer to #1 is no, that's not good. If the answer to #2 is yes, that might or might not be something to worry about. here's info on how FDIC works: https://www.fdic.gov/resources/deposit-insurance/brochures/deposits-at-a-glance/ note that a bank that's fdic insured protects your money up to $250k....

Should I be worried about my bank?
[Thread merged into here --admin LadyGeek]
After seeing what happened at SVB yesterday it did get to thinking a little bit...I keep 2-3 Million in our business accounts and usually 750,000 to a million in our personal account as well about the same in our farm account. I bank at Chase for business and bank at local small town bank for personal and farm accounts. I kind of look at the SVB as a non event to me since I dont think Chase is that badly managed and I actually called my local bank president yesterday and asked her whats up with this? Her reply was stop in and lets show you were all our funds are invested and out your mind at ease...fair enough..I think I am fine...but anyone have thoughts like I do?

Re: Best Funeral you ever attended?
My cousin was an avid hunter and outdoorsman and very well known in his small town. At his funeral he was in an open casket in a country church and his buddies all set something in the casket as they passed by. I was a pallbearer and we had trouble closing the casket because it was full of knives, fishing lures, bottles of booze and even a few handguns. During the funeral they passed a microphone through the pews and his friends told stories. At one point the pastor tried to wrap things up and the guy with the microphone said that today was Wednesday, and the pastor didn't have anything to do until Sunday so let them talk! After a lunch in the church basement everyone headed to the bar for more stories. At BIL request we will be having a c...

Before you do anything sit down with your local farm extention office or whatever they call it where you are. Our office has helped us a ton with getting things straight with permits, ag help, and getting us turned on to the best tax plans. We farm about 113 acres...12-13 acres of flowers and organic veggies and 100 acres of pasture for our horses. Equipment can be bought used from a good dealer and once you figure things out you will buy things on your own anyway..EVERYTHING you buy will break on a farm. Stick with a JD if you can as parts can be found...Kubota and MF are solid as well...but remember they will all break. Learn to weld and do basic repairs and you will be miles ahead. Re: Best Funeral you ever attended?
If you want a catholic mass you can't really have "one hell of a funeral". The key is to have the standard funeral and then a huge reception at a nice place with great food and beverage afterwards. This is where the magic happens - people walk around and chat about their memories, catch up with eachother, and celebrate the deceased's life. Have posterboards with photos and/or a computer monitor with a photoshow for folks to gather around. Invite all and serve the best food with open bar (for the budget). Yea thats a solid point...we will have a traditonal mass followed by a huge party in his honor is the plan at this point and time..we want it to be about him and his impact on all of us...BIL was kinda like Charlie Harper in 2 1/...

This weekend we were over to visit and he asked my wife and his other 3 siblings to throw him " One hell of a funeral" . OK...so besides the usual Catholic mass which he wants we are thinking of having a huge gathering with food, music, friends and whatever else we can think of. So as strange as this sounds have you ever been to a funeral where it impressed you? Yea...this is wierd I know...and money is really no worry here either. I have owned several hundreds of cars over the years as I collect, buy, sell, repair, and restore cars for a living. Now that I have semi retired I am down to 26 collector cars that are investments for me. I tend to buy American muscle cars or trucks. My daily drivers are all Land Cruisers...a 76 for summer time fun topless of course...I also have a 2010 that is my daily driver with about 425K on it at this time. Wife drives a 2021 Sequoia and and also has a very fun ZL1 Camaro for her summer fun car. We also have a F450 Ford dually for towing our trailers. We have a few other trucks on our hobby farm as well. We have yet to buy an EV but I can see that coming for sure....all of my 6 kids drive Toyotas from 4runners to RAV4s and a couple of...

Re: Best Vacuum Cleaners
We just built a new house and we installed a central vac system. We have about 3500 square feet to clean in the main house and about 2500 in the the bunk house and while I was thinking this might not be great it is amazing. Both have a system. We have mostly polished cement and wood floors and this thing will suck the chrome off your bumper...Since we live on the beach we get sand sand sand. Nutone systems unit and its pretty quiet and I feel like it built well. We also have a couple of Dyson sticks for clean ups. In our party barn we have a 70000 year old Kirby. It is heavy but will pick up anything and I mean anything. Built like a brick I fell like I can take it apart and rebuild in my sleep. Belts and bags and all that you can still get...

Well once again I think I am the outlier here...LOL...we have 6 kids all out of the house and doing fine and we own a lot of stuff...home and hobby farm and business, car collection, boat, plane, horses all the bad things..LOL...anyway..and we have a pretty nice investment amount as well...so...about once a year we sit down and update everything in the " O Sh** they died book" than we have at the house....in the book are all the details as to what to do and who does what..also there is a pretty solid plan as to how to divide things up or what to do..copy of the book on file with family lawyers office as well. Daughter # 2 is the executor of the trust and everyone agrees on that 100%. We usually give a ball park number and the kid...

Re: When to hire a contractor vs DIY
Well my suggestion is that if will kill you, or make you sick if you mess is up hire a pro. My son who is an HVAC guy had a the lousy job of going into a home a few months ago to replace the furnace after the someone had passed away due to a DIY furnance repair in the home a few months eariler. Needless to say this was brutal for all involved. We all want to save a buck for sure but somethings...nope...electric, HVAC and plumbing are a hard no for me...anything else..yea lets see what ya got.
As a mechanic I get some great laughts out of what people would try to do to fix a car/truck...I get it...but somethings...nope...

Well I am a simple guy...I would just take this portfolio drop it into something like Portfolio Visulizer and see how if compares to something like 65% VTI amd 35% BIV over a period of time and what shakes out...but I would also make 100% that your wife knows that do if you assume room temp tomorrow...that might be what she is trying to tell you. We moved from a guy a few years back that we were both sure was doing us just fine...Thank god he actually wasnt too bad but still. If you can do better, do the math and show your work. Shouldnt be that hard. Best of luck!

I would guess that is where the advise of a true professional dog trainer would be best. My experiences have been with rescues and they are usually a handful anyway...but from what I have seen they respond well to this training.Katietsu wrote: ↑Wed Feb 22, 2023 6:03 amBut not at 4 month old. The earliest age to introduce an e-collar varies with the development of the specific dog, but 4 months is significantly too young for any dog.Johny Fever wrote: ↑Tue Feb 21, 2023 3:25 pmgo ahead fire away on e collars but I am a fan...when used buy a trained caring owner.

Re: Reject or Accept a Counter Offer?
Possibly tangential but many employees do not see what they cost a company. They don’t look at what their benefits, matching, etc cost their employer, they often only see their comp. Benefits can add 20 percent or more to the cost of an employee. It might help people feel a little less restless if they were aware of those numbers. Could not agree more...I actually had a shop meeting one day I showed the staff my exact costs for everything that we paid for them in addition to what I think was the best wages in the area. To a man they were floored and everyone expressed their thanks. I never had an employee leave me due to money. Since they were all good mechanics a few moved on to less demanding jobs on the old body at different times and a...

Re: Any husky (dog) owners out there...help!!
I have to agree that using an e collar after being trained by a professional will change your experience with your dog. You WANT to have a dog that can be safe, social and reliable. That takes time, patience and a lot of love by the owner. The dog will buy in once you decide who is in charge. My daughter and her wife took in a rescue Newfoundland male . Dirty Harry was a handful at first.( and side note isnt that the best name for a huge dog?) ..with in about a month that dog was a great citizen. E collars work when the application is done right. DD said they have not actually used the e stim in probably two years...a little beeping and vibration gets Harry attention. You say Harry go to your place and that dog will go the bed on the floor ...

Re: Reject or Accept a Counter Offer?
I think it would depend on what you need to fell valued in your present job or if its purely about money or whatever. I hired guys to work in my auto repair business and it was about making them bank, good benefits and great working conditions. Now my son in law works for some firm in London writing AI code and works remote from home...goes in one a month or so and likes working there...they pay him well I think? He makes about twice as much as his wife ( my daughter ) who is an ER doc/ trauma surgeon. He gets job offers all over the place...but he likes the firm he works for...feels valued...So I think you have to ask if its about the money or feelings...and can you trust your present company? Or...how would you rather feel than the way yo...

This last weekend I think we had 65 people over( about half of them family ) for the Superbowl party. That is astonishing. You truly have the gift of hospitality. We just like to have a lot of fun and we really are blessed that all of our kids and family can make it over for some fun. We usually do this a few times a year..my wife LOVES to throw parties and her 4th of July events are a hoot! We usually have a few grills going and a couple of smokers and then the sides all sorta work out. Throw in a keg and some beverages and we have a great time. And we are KC fans as well as one of our son inlaws played for them back a few years ago. We are die hard Detriot Lions fans so we have not had much the celebrate as of late but wait til next year...

Re: Exotic cars
I just serviced a used 2018 that the customer bought a few weeks ago for 65K I think with 18,000 miles on it. Needed brakes, tires, and general fluids but a pretty small price for a lot of fun car to drive.TacoLover wrote: ↑Sun Feb 12, 2023 6:14 pmAren’t those like $500k? I will have to look it up.Johny Fever wrote: ↑Sun Feb 12, 2023 1:42 pm Dont look past a Shelby GT500. Its a lot of fun to drive and actually fairly reliable. Even a GT 350 with " only" 505 HP will get your attention. If you want a car that people will flock to when parked, trust me. And if you want to go a little nuts send it out to Vegas for a Super Snake treatment. Enjoy.

Re: Made-In cookware
Thanks for all the great replies...we will have to reconsider the whole dishwasher part of the deal I think. He tend to have some rather large gatherings and do a fair amount of family get togthers. We put two dishwashers in the new kitchen and also out two in the party barn/bunk house that we built as well. This last weekend I think we had 65 people over( about half of them family ) for the Superbowl party. But a ton of that pot usage would be pretty easy to clean I think. All Clad seems really solid as well so we might go that route as well. Again thanks for all your replies!
