I found myself in almost the same solution in my late 40s. My solution was to find another job and work until 61.
I had eight jobs in a 30 year career. The longest I was at any one place was 7 1/2 years. There’s always another job out there. The idea that “welp, this job didn’t work out after ten years, so I’m never gonna work again” is baffling.
Yup, I had three jobs in 17 years and hated my last one so much I created my own businesses (first one at 39) and love it so much I can't see myself retiring unless I physically can't make it out of my house any longer.

No skilled diver (or snorkeler) would be caught dead wearing a full face mask. It's an awkward contraption for complete novices paddling around in life jackets because they also don't know how to swim. Never used one, but it seems obvious that breathing warm air against the faceplate is going to cause condensation issues, not to mention rebreathing your own expelled air. So you haven't tried, but because it's not cool you won't do it. Guess I won't be hanging out with you at the playground. We bring these on vacation with us (agree, game changers) but every snorkel tour via boat we have been on...6 at this point...prohibits them. Costa Rica, Mexico and Hawaii. So there is liability risk of some sort and people do pass out apparantly.

We've transitioning from buyers to sellers and it's been a very interesting process. We were able to get almost a perfect home in NC just south of Chapel Hill for our transition to retirement (and as a bonus won't have to bring the snowblower or big red shovels with us). Now we're scrambling to get our house ready to sell early April and underestimated the amount of work and preparation, DW has been great on Next Door selling and giving away items we don't need. From a sellers standpoint we have been very happy with our agent. He is well known in our neighborhood and very savvy with online. That seems to be the primary way to sell houses these days. I am a For Sale By Owner seller, in a college town of mid-west, listed on Zillow, got an offer with our listing price ($338k), from a buyer with agent. However the buyer's appraisal came in lower than offer (324k), with 14k gap. The buyer would like to add $6k, to bring a new contract price of $330k. I wonder the strategies to negotiate a higher price as a FSBO seller, and any inputs would be really appreciated. Yup, but sadly back in the day they didn't fetch the premium price and are considered "designer dogs" like they do now.

On the whole border/aussie/sheep herding mix...agree stay away from those unless you want the equivalent of another 2-3 year old in your life!

"Going downhill" is highly personal, as visualguy just said. Some people are still athletic at 65. Others look like they are ready for the nursing home. I'm 64 and I still run 3-4 times a week. I'd say I started to say "hmmm... " more often once I turned 50. This is what's crept up on me each year. 1. I can't run as fast. I can't jog as fast. My cardiovascular system simply cannot process oxygen as quickly as it used to. There's no escaping it. It's biology. I guess I got lucky. I bought a 2022 Honda Ridgeline in December for $2500 under MSRP with 1.9% Honda financing. Maybe that's just not a popular model right now. The Ridgeline has always been relatively slow-moving, because it's not a "big, macho truck". Despite the fact that it's all the pickup that many buyers would ever need. I would question why people in my office building need a pickup truck at all. Parking garage is too small for them. I think the question was a roundabout way of saying that we are not in a recession. I would agree.
Depends on the industry. Tech and the sporting goods industries have clearly been in a recession since January/February 2022. Boats and RV's next if not already in one. Cars after that once the chip backorder situation fills back up. Housing started June 2022.

Jacksonville Beach, Florida is near Mayo Clinic, no state tax and has golf (but also humidity). There is no perfect (or even near-perfect) place to live or to retire. I lived in Union county NJ the first 20 years of my life, moved to SC and GA for a few years and in 1999 moved to Fort Collins, CO after visiting friends who moved out here from NJ. Access to outdoors is amazing. Tons of mountain biking out my door. Southern Wyoming is a quick hour away for even more riding and exploring. Trader Joe's, Whole Foods and a Costco moved in a few years ago, so no longer even need to drive down to Denver any more. Quality of life is great here.

We want and plan to move from a major metro area in Colorado to a mountain town. Spouse and I both work remote jobs with a combined HHI ~290k. My garage floor has been painted for 10+ years, so any rain or slush runoff will puddle on the floor, and in past winters I’ve used a push broom to sweep out the small amounts if needed. Interestingly since changing cars (from an Outback to a RAV4), the amount of water has drastically increased, especially with snow/slush meltage, but even with rain. I’ve tried stopping on the driveway to sweep away all the visible slush, but this car just seems to retain A LOT of slush underneath and in all the grill crevices, etc. I saw from Google that there are water retention mats; has anyone used these and/or other solutions? I'd say the stock market is a much better long-term investment than real estate. I think our impression of real estate returns is heavily influenced by the accumulation phase of the long-term debt cycle we've been in since the war. Real estate can't really outpace inflation over very long periods, without housing becoming unaffordable. And rents are capped by what people can afford. So I don't think you can get stock-market-like exponential long-term growth – once we factor in that, at some point, we have to mean revert. If we were always in an accumulation phase, real estate probably could return more. I think it has/had since the 80s, at least? Private equity healthcare. A small pickup truck that is reliable, durable, holds its value = Toyota Tacoma. You probably won’t find those features in today’s most “trendy” truck. Toyota sells ~250k Tacomas in the U.S. every year and the numbers have gone up considerably recently, Ford has sold <90k Mavericks to date (over nearly two years). Granted, they could have probably sold twice as much if they could make them fast enough. Certainly Tacomas have the durability reputation (although they've had their issues, ie. frame rusting), but there are some cons compared to alternatives (cost, overall on-road performance, fuel efficiency, etc.). With resale, if OP doesn't like the Maverick, it probably wouldn't be an issue - I can sell mine today for ~$10k more than I boug...

I received some heirloom tomato seed and am getting ready to start them. I have an Aerogarden and was thinking about using iy initially and later transferring to soil pots. Has anyone made their own plant food for this type of application? I've read some pros and cons. I was a bit taken back by the cost of Aerogarden branded plant food. I am against buying redesigned vehicles, the year they come out. From all the issues on tundra makes me worries about buying either than or sequoia, for at least 1-2 years more until issues are sorted out. I think the third row makes this vehicle suffer seriously. Why did they not do something like LX600 is beyond me. Looks like nobody reading on this boar has purchased, here is my input. I did spend about 2 hours driving the dealer demo. I got really close (deposit placed earlier in 2022) for a 2023 Sequoia. We shop mostly at Costco, That’s honestly your problem. Costco tricks you into thinking you are saving money because it is cheaper per unit. Problem is you have to buy too many units leading to waste and overconsumption. They are also experts into making you buy a bunch of stuff you didn’t know you wanted. It is way too easy to blow an extra $100-200 per visit. Honestly skip Costco for 2-3 months Shop Costco for fuel, dry food in bulk and meat/fish/frozen veggies (when out of season) you can freeze. I just bought 30 pounds of pork loin for .99 a pound. .99 cents! Get yourself a reach in freezer for the garage and let creativity take over with meal prep. You do have to have self indulgence...especially going past the $30.00 tequila. ;)

Musk is a master at human psychology... people already forgot that half a year ago he raised the same model Y long range 32% and scrapped the standard range model on purpose. So now even with the amazing 20% price cut for the long range model Y, your basically looking at still a price increase of about 6% from a year ago which is probably in line with inflation. However, keep in mind unless you are paying full cash, finance charge is probably up 3-4% in the current environment vs. last year so you need to factor that extra cost as well. So overall I wouldn't say this is an amazing deal, especially if the economy goes south. This is just basic economics. Demand exceeded supply - he raised prices. Looks like nobody reading on this boar has purchased, here is my input. I did spend about 2 hours driving the dealer demo. I got really close (deposit placed earlier in 2022) for a 2023 Sequoia. We ended up buying a 2022 Ford Expedition Limited MAX stealth and it was $3,000 under msrp. The more reviews I saw for the Sequoia, it looked like maybe 2-ish mpg better than my V8 powered Toyota Land Cruiser. After finally being able to drive one here are my thoughts: Negatives: 1. Useless third row (unless you have sub-8 year old kids back there) due to design 2. Harsh ride compared to Expedition/Tahoe/Suburban/Yukon etc. 3. Gas mileage 4. Have you also considered a prefab house? It could also save you lots of money and it will likely be less of a time commitment/investment for you. It’s not possibly on our lot sadly. Even craning over the house isn’t an option due to a variety of issues. How do you plan on getting wood delivered? I've seen prefab's come in pieces delivered on the side of a mountain in Colorado on trucks no bigger than 30 foot lumber delivery trucks that have a forklift with mud terrain style tires. If they can do it there and in the snow, and schlep it up a mountainside, I bet your location would be even easier. But is sounds like you want to build anyway. Just wanted to note some of those prefab homes come in pretty small panels and kind of lego together.

We have fully approved plans, with a homeowner build building permit issued, for a 1-story, 1,000 square foot, 2 bedroom, 1.5 bath backyard house. If I were to pay a GC to do it, it would be at least $500,000. The architect is a friend and he designed the framing to be very easy. It’s a shotgun style house with a very easy roof line. I’m a technical person, but not particularly experienced or skilled with construction. I have a friend who just built one in SLO, and it took 6 months just to approve plans. Sounds like you made it past possibly the biggest hurdle already! I would say go for it! One thing you will need is a big tool budget. Renting would be good for a lot of items. Hello bogleheads, i'm considering a purchase of a car between 80-100k. Looking at the taycan vs audi etron gt. Here is my current situation. Assets: 1. HYSA 50k 2. Taxable account 400k 3. Retirement accounts 600k 4. home equity. house is probably worth about 1 mil , loan is 450k at 2.6% 30 yr Debts: only mortgage at 450k at 2.6%. payment is about 3000 with P&I an property taxes Income - 450K combined, very stable. Not the same occupation, but we paid off my wife's loans, paid off our suv and saved 20% down to avoid pmi before purchasing our house. I would suggest at least saving the 20% down payment. Your student loan rate is pretty awesome, but make it a goal to have it paid off before the rate goes up and/or you have a large mortgage! $1900/month rent and your income should allow you to put away serious money with your income.

Agree, I've voiced my opinion before. I bought two SFH's $630K each during the pandemic when the market was at it's peak w/ 20% down, 3% 30 year fixed and turned them into AirBnb's. They generate $70-$100K each in rents/year currently and are close to 1M each on zillow right now. I'm not selling any time soon, but I am buying FXAIX with the money I am making on airBnB rents. My 18 year old son is also learning property mgm't.

Lots of ways to skin a cat as they say. Rental properties are a lot of work but I like to be diversified. There are MANY tax benefits as well.

Is the price $645k because that’s what he says? Have you done some independent research on actual value? Talked to a Realtor to get comps? Also, subdividing a lot that has 2 homes and an existing mortgage would be fairly challenging (I’ve seen it done). Yeah I don't think comps can even start until there is a clear and defined lot. You want to make sure he has received permits (and passing) for everything. Everything. Including septic. If he installed too small of a septic tank and you want to collect rent from the adu, this could cause an issue (I know from experience.) I was making 70k and bought a $420k house with 20% down. This whole 2-3x is a bit Dave Ramsey-ish IMHO. I always follow the "never finance something that depreciates" mentality - cars, etc..

While there is plenty of opportunity for improvement in our spending, we are not planning any major changes to budget or investments. if we do go into a recession, it may be a good time to get some home improvement projects back on the agenda for us. Last time (2008) really brought down prices and contractors had plenty of time on their hands so they were eager to take the work. Agree. We did kitchen remodel in 2012. We got tremendous deal on custom cabinets because their business was slow. Nowadays, you would be looking at an extended delay just to put in an order.
