Quick question for the folks on the forum... So I just got the pre closing disclosure and it looks like LenderFi added a two month prepaid property taxes and insurance to it. This wasn’t on the loan estimate. This has obviously bumped up the closing costs. There is also a 3 month escrow for property...

Since we are talking about title services...how does it actually work? Once my loan is locked, do I just pass the quote from a 3rd party title service to the lender and ask them to match it? Or do I ask them to remove the title costs altogether? I basically got a few quotes but not sure how to proce...

Does LoanCabin usually quote insanely high title fees? Currently, I have following locked with LenderFi fro 30yr 250k 63LTV 2.625% loan.. My area isn’t competitive for mortgage rates, unfortunately. I've searched and searched without luck. Does LenderFi require a hard pull just to see rates? No hard pull to see rates...but they do ask decent amount of questions. I believe they are. I'm working with them right now. I did get the same message but kept trying every day and it started working for me. I don't recall doing anything different except keep trying it every day.
