Re: Refinance Mega Thread

Hi everyone, I just started to refinancing process this week and have been lurking this forum. It has helped tremendously in finding a great rate. I am in contact with a handful of lenders, and one in particular is LoanDepot. They sent over a "Loan Detail and Fee" sheet but not an officia...

Re: Refinance Mega Thread

Got it. The rescission period is after I sign the docs with the notary, not when i received the final disclosure from the lender. I read some previous posts, it actually says Tuesday or Wednesday is the best time to sign the docs. For the recision period, yes, that is correct (assuming your refi is...

Re: Refinance Mega Thread

I remember it was mentioned it's better to sign the final disclosure on Monday/Tuesday. I just spoke to a processor from Network Capital and was told they would send the final disclosure to me on 11/4, Wednesday and we can sign the documents with a notary Saturday. Should we delay sign the document...

Re: Refinance Mega Thread

Loan was funded on Friday(10/30) and was disbursed on 11/02. Loan was settled and closed by existing lender immediately on 11/02. I get the logic behind my existing lender charging me interest till Nov 2nd since that's when they received the payoff funds. But new lender started charging interest fro...

2.375 with $1K (A+B+C+E-Credit) for 30-fixed at LD last week. Any lender giving 2.25 or 2.375 no cost? Not exactly no cost but got LD to get me an offer with $250 cost(A+B+C+E-Credit) with 2.375 for 30 fixed. They did try for 2.25 but mentioned that all their requests were rejected by senior manage...

Re: Refinance Mega Thread

Has anyone had experience w/ Closing USA? They are the recommended title agent by Loan Depot. They have been unresponsive, difficult to reach. Was wondering if anyone can tell me if the commission fees that they list in the good faith estimate is a fee that's built into the estimate or is it separa...

Re: Refinance Mega Thread

Procedural question: I closed my refi yesterday, on July 8th. Closing disclosure lists "disbursement date" on July 13. Docs show prepayment of interest to new lender from 7/13-8/1, and the payoff amount listed to old lender looks to allow for payoff up until around 7/20. My July mortgage ...

Re: Refinance Mega Thread

I'm approaching closing this week as communicated by my new lender. they requested the payoff statement from my current lender and that states the payoff balance as of Oct 26th. Few generic questions I have - - Does it mean my new lender can't disburse funds before Oct 26h? - if they do, would the ...

Tempted to go with 2.375 due to lower interest rate because I will pay less interest in long term which would weigh more than $900 diff but want to get thoughts from this group if that makes sense. Not sure if this has occurred with anyone else, but Better had me pay the appraisal fee as a deposit at the time of rate lock even though my appraisal is likely to be waived. Is this common with Better? If I walk away am I out the appraisal fee deposit? That is normal. They will refund your $550 du...
