One approach would be to pay off enough to only owe about 60% of the home value. Then, refinance to a 15-year mortgage. You should be able to get at or below 2.5%, with minimal out of pocket costs. Take advantage of the low rates available now. Hi dandinsac, thats very interesting idea, Thank you!

Unless you expect a lot more appreciation selling it seems the easy choice. If you net $350 or $400k you should be able to invest it and net $15-16k on avg. Now we are debating should we sell the first house and pay off the second one, if we sell within 6 months we can use the 500k tax exemption (live in the house 2 years out of last 5 years rule).
