Re: Pay down mortgage or invest

Hi thank you all for your thoughts. I should clarify more about me. Re: Pay down mortgage or invest

One approach would be to pay off enough to only owe about 60% of the home value. Then, refinance to a 15-year mortgage. You should be able to get at or below 2.5%, with minimal out of pocket costs. Take advantage of the low rates available now. Hi dandinsac, thats very interesting idea, Thank you!

Re: Sell or Rent

Goosh . . . In real estate investing, one rule of thumb is the 1% rule. The 1% rule means that the monthly rent should be approximately 1% of your purchase price. This rule is applied by some real estate investors when they consider deals to purchase. I note that it is difficult to find properties ...

Re: Sell or Rent

Why is no one asking about the ROI? ****Divide the annual return (xxx) by the amount of the total investment As others have said, your rent is low. Correct the rent and I bet this becomes a great rental. What is the actual ROI and the potential ROI? and total ROI? Hi rightdecisions, never heard it ...

Re: Sell or Rent

Unless you expect a lot more appreciation selling it seems the easy choice. If you net $350 or $400k you should be able to invest it and net $15-16k on avg. The rent is $36k but that doesn’t factor in all your expenses such as mortgage, maintenance, etc. Hi Rich126, after selling I was thinking to ...

Re: Sell or Rent

Now we are debating should we sell the first house and pay off the second one, if we sell within 6 months we can use the 500k tax exemption (live in the house 2 years out of last 5 years rule). Bingo. Selling it is an easy choice. A big question is when the current lease runs out or if you can get ...

Re: Sell or Rent

I would sell. Not a very good rental price IMO and the reason you are so cash flow positive is because of appreciation. Sell it ASAP. A 700k house should rent for $5k/mo IMO. Hi Olemiss540, thank you for your advice, can you elaborate on "the reason you are so cash flow positive is because of ...
