Re: Interactive Mortgage funding question

For those in CA, Interactive Mortgage is legit and have one of the lowest rates. Not as quick to close as Owning.com, but IM is definitely up there. Intelliloan is also posting crazy low rates and have good reviews too, so once I pay my first mortgage payment in Feb, going to try to refi with them ...

With fees?
It shows 2.29% apr which I assume includes all fees. Looking for real life quotes to see if they try to sneak in additional fees.

Anyone being serviced by TMS that has been able to request biweekly payments instead of monthly? This would cut the amount of time to pay off your mortgage due to 13 months of payments per year instead of 12. If so, did you just email them and request it?

Re: Refinance Mega Thread

I'm approaching closing this week as communicated by my new lender. they requested the payoff statement from my current lender and that states the payoff balance as of Oct 26th. Few generic questions I have - - Does it mean my new lender can't disburse funds before Oct 26h? - if they do, would the ...

Re: Refinance Mega Thread

Thanks for the confirmation, that's what my gut was saying. I still plan to refinance again shortly after if rates continue to plummet. :sharebeer No problem. I'm one of those weirdos around Bogleheads. I don't advocate "pay off your mortgage" and I don't advocate "invest instead of ...

BrandonBogle, I want to thank you for the insight that you have provided in response to my questions. Based on your insight and some other success stories, I locked with Better with $9K cost for A+B+C+E. The Loan Processor then matched competing LEs twice as they came in. I was confirmed by the LO ...

I have a contractor scheduled to replace siding on my house starting in two weeks, with a city permit being pulled. Hey guys, Just locked in a 2.5% conventional 30 year fixed with Owning.com. Since I have over 50% equity, they didn't charge me the 0.25% origination charge. Absolutely no closing costs at all: No origination, No title charges, No recording charges. They gave me lender credit of $1104.00 to cover a...

Re: Refinance Mega Thread

Yeah, that's sorta where I'm currently at, difference between 2.75% and 2.65% and the lender credits, rate diff outweighs the immediate $ within the first year, where's it's several in the diff @ 2.5. What do you mean by "no escrow"? Opting to pay taxes/insurance yourself, even with the p...

Re: Refinance Mega Thread

The only thing I would add is since you're purchasing the house with this transaction (not refinancing) then how quickly they can close is probably even more important then minimizing fees if you don't want closing to take 2 months. I've repeated this a couple times only because I have been in the ...

Re: Refinance Mega Thread

For better.com, there is an option to close using an electronic closing process. This electronic closing option is done by a third party and costs $50 fee. Seems like a notary is still required in the end. Has anyone paid this fee? Is it worth it? Does it lower the notary cost?

Sent the offer to Better.com, they matched rate and beat it by a $1000. Also confirmed that I will also get the $2500 A...
