In TX, LTV 78%, 2.875% 30 year, with a $2800 lender credit.
I was just offered a 30 yr for 2.5% (no closing costs) or a 25 yr loan for 2.625 (no closing costs). I'm in SoCal.
Can you share the lender please?

Re: Refinance Mega Thread

I refinanced with Better, closed in mid-July. The $2,500 AMEX deal was used, as well, but have yet to receive it. Should I find it worthwhile to refinance AGAIN, is there anything keeping me for doing so right away? Do I have to wait so many months? Should I wait until I receive the AMEX credit? Th...

Re: Refinance Mega Thread

Someone I know just got offered 2.5% 30yr fixed no cost on a 400k loan with 50% LTV in CA from Intelliloan. Anyone heard of this company?

When I tried with them, they said they are not lending to people with multiple properties .. not sure what criteria that is.

Re: Refinance Mega Thread

I have a rental property where I have an offer for 2.625% on a 15 year with $672 of points, 2.75% with a $672 credit, or 30 years at 2.875% with $672 of points. Thoughts? Thanks Wow. My thoughts are, I’m jealous. Can you share lender? I’d do the 30yr just for cash flow insurance and the fact that a...

Re: Refinance Mega Thread

Lenders who resell their loan do get hit with a penalty if the loan is closed within 6 months. In my previous refinance I was told by the banker to hold on a refi since I had just closed a refi with them and rates went lower. He locked me for a long period on the lower rate so that we could close ri...

Re: Refinance Mega Thread

Has anyone locked in with Better and then found a better deal and tried to get them to improve their offer? I heard of better while I had a refi in motion with my existing lender (3.0% for 20 years, virtually no cost). Better beat that by offering the same terms but with $1000 back and the amex cre...

Re: Refinance Mega Thread

Anyone get 2.625% and below rates for 30 yr fixed refi with no cost? I've seen a couple success stories on Slickdeals, but very few. LenderFi was doing some at this rate for the perfect scenarios. I was quoted a no-cost 2.625% from them but ended up with Better and closed a 2.75% with $4k credit an...

Re: Electrical upgrades for a new build home

We built a house last year and did quite a few electrical upgrades and After moving in I feel i should have done a few more. 1. We added gfi outlets by all toilets (to be able to use bidets that heat water and seat) 2. We got dedicated circuit run for where *we* think we will install a in wall ironi...

Re: Refinance Mega Thread

I closed my 2.875% 30 fixed better.com refi on Wednesday. High balance conforming with 58% LTV. A+B+C was 1660 including $550 for appraisal and $4600 in lender credits. Lender credits increased after appraisal came in higher than value I had entered on application. After $550 refund of appraisal and...

I locked with boa when they were doing relationship discounts at 3.125% 30 yr fixed and they were supposed to give me a .25% discount. Closing costs were around $4800. Was going to go to closing next week with boa but Last week I received an offer of 2.875 30 fixed with no closing cost. Loan amount ...

Re: Relationship mortgage discounts for moving a million assets

Pro Tip : Do remember to request the "reissue" rate for your title insurance! It's 40-60% lower, you'll just need to call your old title insurance company (refinance) or ask for a copy of the policy from the seller (new purchase). Based on my research, you can then give this copy to *any*...

Re: Relationship mortgage discounts for moving a million assets

 I thought I was done but I may have to do another refi. i think ergo has a new purchase and not a refinance. 2.25 for 30 is mind blowing for real though. I tried chase for the refinance and they weren’t even able to come close to the 3.125 no points refi. I took it to boa and they matched a...

Can I get the citi contact you have? Thanks.

Re: Refinance Mega Thread

I’m in the process of closing a 30 year @ 2.75% with BOFA for a cash out refinance. Will end up paying about 4K in fees, figured I’d break even in a few years and doubt I’ll refi again anytime soon. They originally matched a 3% offer I got in early March and then transferred 500K assets to get an a...

Re: Relationship mortgage discounts for moving a million assets

I posted earlier in this thread (or maybe the refinance thread?) that Chase offered a rate reduction to 2.875% on my current 30 year FRM, compared to 2.75% for the 15 year FR refinance (2.5% with $500k asset transfer) from BofA that I currently have in process. I've been negotiating with BofA to lo...
